I am of the opinion that one does not have to pay any increased EDC once the possession of the flat is taken. I would like to ask our legal team to check this viewpoint. If found correct I would say that its RPS who has delayed possession and charging this increased amount from us instead of bearing increased cost themselves.

Yesterday, I received letter from my bank (IDBI Bank) that home loan rates have again been increased by 0.5% . This is a third increase in less than a year. To add salt to wound, my bank says that this increase is retrospective and is applicable from 5th May, 2011.

RPS Group has started dispatching demand letters for enhanced External Development charges (EDC) to its customers.

Demand has been raised @ Rs. 131/- per sq. ft. of the Super Built-up area of the unit which amounts to Rs. 1,70,693/- for a 2+1 apartment. Deadline is 30 days from receipt of letter.

I have booked a flat in SRS pearl in 2009, and i have recieved allotment after one and half year for the same. Now SRS send me demand with 18% interest for one and half year Rs(54000)/-, that time i have not allotted any floor from SRS.
