RPS lincnce is expired......... before giving possession they need to have the following things in place:

1) Regularise the licence by paying around 19 crore to DTCP ( out of total 90 + Crores).

2) Complete 25% of the poject ( around 6 towers) in all respect

3) Get the Occupation Certificate.

This is not going to happen 2013... wait till 2014.

RPS doesn't seem to have any intention to complete construction in near future, Even if it does by some miracle, The number of irregularities they have committed, it would definitely delay required clearances, refer RTI reply shared by Miketest in indianrealestate forum, Thanks MikeTest for this RTI.

- Load requirement with HVPL not confirmed request to DTCP not done.


One of the problem it seems is the group who was initially chasing up RPS management, has been in legal battle with management. Possibly time for action from all buyers either in individual capacity or at group level to start taking action - Be it approaching court or pressurizing builder to deliver by repeat followup.

I would strongly encourage each one of you to keep sending mails to RPS to answer on above irregularities, meetup management, call up, and enquire non payment for EDC money to authorities, and ask clearly -If they didnt had intention to submit it to authorities, why collected same from buyers. May be refer the RTI replies recently posted in forum.

When asked RPS is saying that since they have not received the EDC/EEDC from Customer, how can they deposit the money? They can not pay edc/eedc from their pocket

Well thats a lame excuse.

What about basic EDC, people didn't even had a choice there, That was a force payment, Further for EEDC, In my RTI reply in 2011, The EEDC required from RPS was 48.52 crore as on 19.8.2011, It has only increased up to 53.56 Crore due to late interest, This is despite the fact that majority members in the forum seem to have paid EEDC partially or fully.

That is a lame excuse indeed......... the solution is RPS books of accounts needs to be audited, is it an offence or not if Builder failed to deposit the collected EDC??

If its an offence how and who will take action against a builder? is it not responsibilities of dtp to audit the books of accounts of the auditr? since rps is a limited company then then what the statutory auditors are doing when they audit their books of accounts??

we need to find answers to these questions?

I have sent so many mails to RPS thru Speed Post. But they never bother to reply even when all my mails are also sent to TCP, DTP etc. Talking to the customer care is of no use and I really feel like beating them on phone. They must be laughing at all of us after cheating us of lacs of money.

If T1 to T8 are taking this much time, I think the possession of my flat in T-12 will be taken by the coming generation only. RPS is the worst builder among all.

Real Estate is the best business to cheat others because no law/ govt works for people like us.

Hi,

Reading all posts above have increased my tension. Every year we have been hearing the same old story. Putting our hard earned money in this so called prestigious project and still waiting on and on without any single ray of hope that things are turning good. I am thinking to sell off my unit. Any idea what is the current market rate per sq ft?

Does anyone have any further update on possession in Savana? I am sure no possession will happen in 2013 at all, guess they reserved this whole year as well. I am guessing possession to happen in mid of 2014 for 3-4 towers only.

Mine is in T10, thinking to sell it and frustrated.

please call them and blast them everyday.

no idea when they will give possession. they want is to the exit so that they will get some money as transfer fees and also they dont have to pay penalty for late possession

the guys on phone say what they are asked to say, they have no control. They are not the ones to blast on. If there is any number on higher management, I can call to ask the same question, if needed blast :)

Hi All,

I had been to the RPS Site about 10 days back & took about a dozen photos but not able to upload them, some observations:

1. Main gate has been closed for any Visitor & "GAte No. 2" is the new approach gate.
2. Cemented Road is almost complete between Main GAte & T8 Tower
3. On Side of Cemented Road - Plants have been put up
4. Work was fast happening on 2 Towers with Stone Rubbing/Polishing in Progress
5. 1 lIft was already installed & 2 were in progress - spoke with their manager who said they have received order for 3 Towers for Installation of Lifts
6. More onus on beautification as per watchman/ supervisor as the management is planning some "good " news soon
7. The Color combination from outside looked good
8. The commercial space for shops was under hectic construction activity adjacent to these towers
9. Work on Purple HAzel/etc was Stand Still - Status as of Q2 2012
10. Lot of wooden doors/etc were seen parked ( I think enough for 1 more Tower)
11. The door Quality in T8 is not of Good Quality & same for Tiles in Kitchen, etc
12. Independent Floor work was happening at a very Rapid rate & the same is commanding a premium of 12-14 lacs now

> RPS may be planning a Fit-Out kind of Possession for 2 Towers in Q2/Q3 but not on a large scale (Divide & Rule!!!) but with the recent Piyush Issue may change Tactic - as per their office
> The new MAntra seems Tower wise Possesion Plan
> No order placed for Electrical Fixtures as per the Team there
> Economic woes continue for them as per Contractor
> At this rate of construction Purple HAzel (3+1) cannot come for possesion b4 Q4 2016

>> Regarding resale of owned units everyone says wait - DONT SELL...FYI......SRS (adjacent to RPS) which was selling 2 BHK for 25 Lacs Last Year Q1 2012 has a price of 50 LAcs now!!!!!!
