RPS Savana Construction Updates and Possession, Resale prices discussion

Dear MKP,

As I am not expert and having minimum knowledge but as per my view it should be decrease instead of increasing as they have shared the amenities of Savana with there another project Palms and they are must be charging Palms residents for the same. I am even not too sure about if Savana amenities will be shared with there new project "Auria" also.

One more thing to notice many links given on Savana website providing technical detail of construction plan or other information is not working may be they are modifying the same.

Allottees of T8 and T5 who reside in Faridabad/NCR are requested to file an RTI immediately with the authorities asking for OC status and any new changes in the layout plan submitted by RPS from the original layout plan. This will help to counter any illegal demand of super area increase.

This should be done immediately, I am out of station so cannot submit the RTI. If any local resident files the RTI, they can collect the layout plan from the Faridabad office.

Savana Residents..Let's plan a meet next Sunday if we happen to get the demands letters prior to Sunday to discuss the issue and accordingly take appropriate actions..

I inquired about the final demand and RPS said that it is in preparation and the demand letters will be dispatched this week.

Also, they tentatively confirmed the super area increase of about 3% (about 35-40 sq ft for 1250 sq ft unit).

I also got to know that that charges would include 5% balance + registration + Fire Fighting + Meter Rent + Super Area Increase and may be some other.

Any idea, What are registration charges for Faridabad and @ what rate?

The registration charges for apartment bought in resale should be at RS. 3000/sq. feet and in case of original booking should be at the rate sold at that time.But I believe most of the builders are registering at current rate-Please get this verified as I am not sure about it.

Hi,

One of my friend got possession in PURI Pranayam and has done his registration @4 % charges (all amount excluding EDC+IDC). The registration charges in greater faridabd are under 3 slabs-

a) 3% for lady
b) 4% for combined (husband and wife)
c) 5% for gents

above information are received from my friend....

My builder (UPPAL JADE) has asked to 7% on Basis sale price, PLC and Car parking only.

I am not sure whether the 7% is ok or not.

All I am aware that from 1 April 2013, registration charges has been increased.

Please revert.

Can any one person get possession letter? If yes please share with mentioned all demand item wise. Possession begin Hoarding on the canal is appear.

RPS seems to have posted an advertisement in todays TOI about possession, not able to see in e-paper.

Can anyone confirm and post if possible?

It is in Faridabad addition of Delhi Times so you wont be finding it in Epaper.

yest it is in Delhi times two full pages. Second page has one 'actual site image' of the area between t5, t6, t8 and t3 also the commercial complex near the main gate and the main gate. Looks good. need to physically check if photoshop has been used to make the pic look good.

Heard from a friend that the same add has appeared in HT also. can anyone confirm.
