Occupancy Status for T3, T4, T6, T7

Hello Friends

As per RPS, Occupancy certificate for towers T3, T4, T6 and T7 is expected by March 2014. Considering we have had enough dates from RPS over past so many years, I can only hope that this is true statement this time.

It would help if some of our members can file RTI to seek latest occupancy status update for RPS, I had previously filed a RTI last year, which weren't responded back , and the appeal submitted later got rejected on ground of gap between appeal and RTI application. Thereafter I got held up with assembly elections and some of the other social initiates with few like minded people and didn't had chance to pursue the matter.

I guess now it is time to re-initiate the thread, I would request members to come forward and seek information

Hi,

I have flat in T-3 tower. I had discussion with RPS authority, as per them exected possesion start would be by end of march.

In the mean time we are going to register buyer's association for raising points if any irregularities occurs.

Thanks for the information.

But i am just skeptical about the time frame in which Savana will receive OC as in the past it had taken ages.

Lets hope for the best :)

Lets hope they offer the flat atleast now (after 9 years). Ironically '9' when flat is 'delvered'.

but no words on other towers like 3, 3+1 and 4BHK. :@ :@ :@ this entire year will be exhausted in possession of 3-4 towers. Now possession of other towers looks not possible b4 end of 2015 at this pace.

Hello dear friends,

I had talk with RPS management. They are planning to give all 2 & 2+1 BHk by this year end.

Don't expect any handover start of 3 & 3+1 BHK before mid 2015.

Can somebody let me know the construction status of these towers ???
The following reply received from them mentioning the status.Is there any truth in this ???


Dear Sir,

This is with reference to your e-mail dated 11/08/2014.

As regard construction activities and development work at site, the same is in progress. We are working on internal plaster work of units pertaining to tower Sapphireberry-10.

As regard possession, the same will be offered after receipt of requisite occupation certificate from competent authorities which we plan to apply by September 2014.

Hi,

Has anybody from T3, T6, T4 or T7 received the final demand letter. I heard that builder quoted VAT as well in the demand letter. I spoke to RPS, they are saying that this VAT amount was introduced in February 2014, but now there is case going against this amount in high court, that's why they are not taking this amount but taking only bank guarantee. But as far as I know about bank guarantee, we have to take FD from the bank then only bank will provide the bank guarantee, so its as good as hard cash. There is no difference between bank guarantee,

I doubt on RPS intention, because if already a case going against this VAT, how can RPS take bank guarantee, even its the matter between us and Govt, why they are bothering. We can simply give an affidavit that if any dues comes we will be liable not the builder. But RPS is not considering affidavit.

Is really VAT was introduced by Govt or its just the trap of RPS to loot the innocent Buyers ?

Hi,
May be residents of T3, T6, T7, T4 are receiving demand letter with the VAT of 4% of total flat value. But for your kind information rates has been revised now from 4% to 1%. Please see Exicse and Texation website for more detail.
