Dear All,

I spoke to BPTP office couple of days back and also got a call from a broker, the hike in EDC which they are talking about is very steep. They are talking about the increase of ~ Rs. 1680 per sq yard. Originally, they had taken Rs. 1100 per sq yard as EDC. The hike which they are talking about is crazy.

Hope that the court gives a favorable decision to save us from these useless authorities.

Hi Gaurav - have you asked for the calculation from them ?
here is my take

1 acre = 4840 sq. yards
EDC for plotted development - 58.21 lacs per acre

EDC per sq. yards - 1202.68 per sq. yards
out of this BPTP has already take 1100 per sq. yards earlier so balance 202.68 per sq. yards.

other members can pitch in if my calculation is wrong.

I agree with you about your calculation. However iarea may be added for roads, parks and other services ofr addition as common facility for that particular. To me this should not be more than 40%.

Definitly builder to give break and basis for the new demand. Have you got demand on plots from BPTP

Dear Sunil,

Even I calculated the same way as you have done. The figure which I have got is thorugh an informal channel and a broker. So, once we get a formal letter then a break up can be demanded, because the figure which they are quoting is crazy.

Would suggest that try enquiring this through some brokers or call up BPTP and ask or we can wait for the letter and then ask them for the calculation.

Gaurav / Akhil - I have not received any demand letter yet from BPTP. even if I take 40% area of one acre for roads etc. the revised calculation would be
1 acre = 4840 sq. yards ( take 60% of this) - 2904 SQ. yards
EDC for plotted development - 58.21 lacs per acre

EDC per sq. yards - 2004.47per sq. yards
out of this BPTP has already take 1100 per sq. yards earlier so balance 904 per sq. yards.

let us see if we get any official letter from them and then we can tkae it up..till then may be we get stay from high court and this can change...let us prey.

GFWA writ petition came for hearing yesterday (16-Aug) in High Court and Judge seemed impressed by agruments put forward by GFWA lawyers. We have got a short date and next hearing is on 6-Sep when HUDA/DTCP have been instructed to come prepared will all documents and facts for EDC collection.
