Query Regarding Lal Dora Extension

It would be so kind of any of you, if you could please share your views/Feedback and advice me on the issue mentioned below.

I am planning to buy a plot on the main Kheri Road just 150 mtrs before Lingyas university,from a local dealer, who has sold 27 out of 32 of his plots in a gated complex developed by him.

The exact location is in Nachauli Extension, on Lal Dora Extension land, on the left side of the road, i have few questions on that:

Is this a safe investment from the end user's prospective, he is saying generally the staff of Lingya's has bought the plots from him.
He offered me a rate of 6000 Per Sq Yds, is that OK, or can i bargain if am going for 200 Sq Yds?
Is there any govt legalities, or disputes on the land pending?
As the plots are starting 70 feets away from the main gate, is there any road expansion plans, or any kind of further encroachment from the Govt.
He is saying he has got the permission from DTPO for plotting on his land, is that enough to know, or is there anything else i can ask for.
He is saying that metro from Old Faridabad is proposed to be connected till lingyas university, is that any new available with you.
I would really appreciate if you could please revert, so that i can make myself sure of the investment.

Pushkar,

Perhaps you not done your due-deligence and expecting GFWA to do it for you. You should take copies from the developer for the approvals you have referred. Merely stating that they are has not value.

I am sure none of these approvals would be available and that is the reason they are selling at Rs 6000.

Thanks, for the revert, i have asked for all these during my first meeting, and i was not convinced, but i was seeking little more information from the GFWA, to look for something i missed.

Actually i have just sold my SRS Royal hills flat because of the delay, and thinking of buying Residency in 88, could you please share your opinion on that, too.
