Extra Money Demanded by Omaxe New Heights

Dear All,
i got the possesion letter from OMAXE NEW Heights. Now the area showing in letter is 1495 Sqft. instead of 1350 Sqft.
& for this incremental area they are asking for more money around 3.5 Lacs. So any one suggest me that the money demanded by Omaxe is genuine or Omaxe is also in the same path of like all builder.

Even i got the possession letter from Omaxe New Heights demanding for more money because of increase in area by 53 sq ft plus 5% possession amount. you need to ask Omaxe to measure area the physically at your location.

Even I have received offer for possession from Omaxe (New Heights). They have included enhanced EDC. Even PLC has been increased without any basis. I visited my flat in Bloomberg last saturday and found that:

1. The swimming pool, the club and other common amenities are far from nearing completion.



2. Inside the flat I found that:





a. The paint job is incomplete.



b. Electrical wiring is still in progress and no electrical fittings were fixed.





c. Ceilings in both the bath rooms were not fixed.



d. No bathroom fittings including the W/C were in place.





e. All windows bore patches of cement all over.



f. Window railings were full of cement.





g. Doors were not fixed properly and were causing marks on the tiles.



h. Many of the floor tiles were not fixed properly making the floor uneven.





i. A huge crack showed in the wall inside the drawing room which is cause of grave concern and should be investigated to its cause and fixed properly.



j. No fittings were found in the kitchen either.



A layman will be able to make a wild guess that the complex and the flat is not in a livable condition and cannot be offered for possession right now , going by the pace of the work. Under the circumstances the demand of the company just before one day before the completion of 3 years of the signing of the contract is nothing but only to show that it had offered the possession well within the stipulated period of 3 years.

Dear All
i also made visit ot ONH last week end and got possession letter from Omaxe.
there few points which i wanted to highlight and seek everyone to contact omaxe and get something in written.
1. the club house is not being constructed in ONH it is being constructed in Spa Village hence please seek in writing that we the buyer will use Club of OSV i ave chasing them and they confimred verbally but not giving abything in writing
2. the EEDC charged and paid by Buyer is with Omaxe and they are not refudning in final demand when i asked they verbally confimred that the same will be refiunded post coyurt order. but has not given anything in writing

please push them to give these confirmations over email or in the form of some letter.

as far as progress in confirmd it is true that few of us has taken possesion, one family also got shifted. Omaxe is telling that post final possesion payment made flat will be hnaded over to buyer within 15 to 20 days with all work done
