@Naveen, you have shared very good information. There are ways other than RTI to get informtion about licences etc., ask your financier bank :-) It is interesting to note that Town and Country Planning department has renewed the licence without taking total EDC and allowed the developer to submit bank guarantee and then submit outstanding EDC in 4 installments. Department thinks a lot about builders, hope it also starts thinking about Aam Aadmi. With respect to licensing issue, I think that you should raise your query and seek clarifications from Town and Country Planning, Faridabad or directly to Director general, Chandigarh. These days, Town and Country Planning department is active in addressing concerns of buyers directly related to them

FOR NEW Buyers HDFC Ltd. has stoped financing Era divine High rise project i.e. it has stoped giving Home loan to new buyers .

For those who are already taking home loan from HDFC Ltd for High rise will continue to be served as before.

This is confirm that still ERA dont have any clear title as I want to
shift my loan to SBI as it is cheap than other banks,but SBI clearly
informed me that ERA dont have clear title so they cannt give any loan
on ERA. Than I came to know that still ERA dont have land in its name,
still it is in BPTP's name.

The question which you have raised that why ERA is preparing their
flats in full swing... Please note that BPTP's flats ( just neibhour
to ERA) have finished around 1 year back, but no posession is given
till date. Why it is so....... think on it....As per my information
BPTP has also not got the complition certificate and without
complition cetificate no builder can give posession or make registry.
Only from back door you can get registry.

My request to all of the ERA residents( in future ) please spare 1
hour from your presious time and meet at site on comming sunday. When
we will meet that time so many information will be there to share with
u.

Dear Friends

I would like to inform you all that Mr. Ashish Dua and Kashmiri Lal are fighting our batter with the company since some time. Their case is being heard through arbitration. But Company is not giving much heed. So they have decided to move to Consumer Court for further action. They have also filed RTI to dig out certain info. reg. Era Divine Court Project. Once it comes, they will approach the court. But they need your support also to fight the malpractice of the company. Whosoever feels they are being cheated, may contact Mr. Aashish on 9810918555 (email : ashish_1633@yahoo.co.in ). It is not their fight, it will benefit all, but two people can't do much. Please help them...help yourselves against injustices.

The Era divine floor residents are planning to meet on 10th March2013. My suggestion is Besides meeting with each other, we should prepare our complaints point wise and with facts available, and meet TCP Faridabad & register our complaint to him.

Also if it is clear that Era does not have land title,License and it is demanding money and selling flats, than a FIR can also be registered, of cheating. Why not?

The meeting decided to file complaint against era landmarks to DGTCP,Chandigarh,Commissioner &joint commissioner of Police about misrepresentation of facts and cheating common public. They have violated Section 7 ,1&2 of Haryana development &regulation act 1976, which states that Prohibition to advertise and transfer plots —Save as provided in section 9, no person including a property dealer shall,

(i) without obtaining a license under section 3, transfer or agree to transfer in any manner plots in a colony or make an advertisement or receive any amount in respect thereof;
(ii) erect or re-erect any building in any colony in respect of which a license under section 3, has not been granted.
(iii) erect or re-erect any building other than for purposes of agriculture on the land sub-divided for agriculture as defined in clause (aa) of section 2 of this Act.

Era Landmarks Increases Transfer Charges to Rs.200 Per Square Feet from Rs. 50/-in all its projects in Faridabad like ERA REDWOOD RESIDENCY FARIDABAD , ERA DIVINE FLOORS FARIDABAD and in ERA DIVINE COURT FLATS FARIDABAD.

Hi naveen,
Are you sure about this. This is completely absurd doing of ERA. How can they increase it to 200 per sq feet, that is four times the earlier.
It will increase the total cost by approx 1,35,000 for 890 sq feet flat.
Is there any way to get it discounted or by lodging any type of complaint?

I would like to know when this would be effective. I have recently entered into a transaction which is still pending due to my slow home loan processing. I hope that it will be finished by next two weeks. Is this transfer fees applicable to future transaction or transaction which are still under re-sale process. Thanks please let me know.

Please contact Era costumer care 01204037102/01146203777/01204037199, but my suggestion is keep quite and do not discuss this issue, because your deal has already taken place, if your deal has not finalized, than you cant escape,

Also by the way which bank is providing Home loan to you ,Please tell us?
