Around 2400/sft for 3+1 BHK.

I got a call from a agent who was ready to give Rs.2500/- for 2BHK recently

Why their has been a sudden spurt of messages and phone calls from the property agents prompting the customers to sell their booked flats and take the premium. Since the project is going to be delayed indefinetely,as era has openly said that they are concentrating on delivery of era divine floors and era redwood first.

The high rise project has failed to rise above the basement since more than 1.5 years,and the pace of construction is very slow,so what is the reason for this premium on a very slow project?

Got a call from a property dealer yesterday for Rs.2500/- per sq.ft. for 3+1 BHK flat at 7th floor.

I am sure that Era will not deliver possession of the Flats in Proposed 2014 ,because of the static construction at the site since last one year.
We should surely get together to force the Builder to pay the delayed possession penalty on monthly basis and that is possible only through consumer court.
If many investors get together and file a consumer complaint against the builder then we all can get quicker and better decesion of the court.
Many would say that there is lot of time in 2014 but this fact will come at our face in 2014 and consumer court is the only answer Hence we should be prepared for this.

i think some representative or any body who is sailing in same boat can help investors who are abroad.
I think you can get some information from a advocate or online advocate forums like www.pathlegal.in.
There should be some way out for sure.

I think the order of Supreme court in http://ncdrc.nic.in/RP312905.htm such a delayed possession and the compensation and interest to be paid to the consumer by the builder is good example of positive action

The licence for building group housing society in Sector 76 ,Faridabad was with Countrywide Promoters Pvt. Ltd.(BPTP),that too before 24/7/2011. Era Landmarks does not have or had any licence to build and sell Group housing society in Sector 76,.
If Era Landmarks is/was working for BPTP(countrywide promoters Pvt. Ltd.) than what is the value of Builder Buyer Agreement that all of us have signed with Era Landmarks,because legally Era does not Have the right to build and sell flats in Group Housing, and when Licence is renewed than also it will be given to Countrywide Promoters Pvt. ltd. and not to Era Landmarks.
If tomorrow Era Landmarks refuses to follow the Builder Buyer Agreement and cheats and we decide to go to say Consumer Court than who will be The defendant -BPTP or Era?
Licence details are on page no 21 coloum no. 404 of Licence details upto November 2012 in link licences-of-all-builders-in-haryana-with-valid-renewal-status-till-november-2012-t1457.html#p12316.
Please somebody explain this ? :huh:

Are banks sanctioning loan to flat buyers on Era Divine Court High Rise project?

Yes banks are sanctioning loans e.g. HDFC Ltd.

Banks start disbursing loan for a project only after due diligence. I do not think M/s Era Landmarks did not have licence when they started this project.
