I really need your help. Please reply. I am writing this at 2:00 am.
I have received the "Offer of Possession" for my flat in Park Grandeura. In the letter they are telling that "ACTUAL PHYSICAL POSSESSION OF THE UNIT SHALL BE HANDED OVER TO YOU SIMULTANEOUS TO THE EXECUTION OF THE CONVEYANCE DEED OF THE ALLOTTED UNIT IN YOUR FAVOUR, WHICH WILL BE EXECUTED WITHIN 60 DAYS OF MAKING THE ENTIRE PAYMENT AS DEMANDED HEREIN"
Is this an offer of possession or just a scheme to take more money.
Just wanted to share a few issues/ concerns in the letter:
- Area of the 2 BHK increased from 1262 to 1342 sq ft;
- EDC stands revised at Rs.362/ sq ft, however BPTP is charging at 393/ sq ft, and also charging tax later on. (HUDA Memo - No. HUDA.CCF.ACCTT-1-2011/17903 dated May 25, 2011). Is BPTP asking for Rs.31/ sq ft as IDC?
- Interest has been charged of Rs.56,093, but no working out has been given. I had paid all dues on time;
- What does Abatement mean? Abated value has been calculated
- Maintenance charges has been asked for (from 3 Nov 2011 till 2 May 2012) and (from 3 May 2012 till 2 Nov 2012) of Rs. 34,221 @Rs.2.125/ sq ft. Does it mean that they will give possession by 3 Nov?
- Administrative charges is being charged of Rs.12,265 and tax. This is for the BPTP appointed agency for repair and maintenance.
I FEEL IT IS BETTER TO SELL THE PROPERTY AND BUY A SECOND HAND HOUSE, AT LEAST WILL NOT GET FLEECED LIKE THIS.
