Glad to note the thread gaining momentum, and several votes pouring in.

Thanks to all those who have voted, It does help from organizing perspective to note the number of ppl planning to turn up, I am infact expecting a turnout of around 75-100 people enjoying a picnic lunch together and ideating on next steps together. Am quite hopeful, we will see more participation.

I will be joining long awaited GFWA all members meet. It will be a great combination of enjoyment and planning short term strategy.

Good idea but some serious matters can also be attended to.

Few suggestions-

1. Seating space can be allocated in a manner that same project people sit together.

2. GFWA can inform us what common RTI application for all builders can be made to govt authorities-

some of these can be which builders have applied for electricity connection and status
which builders have applied for completion certificate from HUDA and status

Also information agenda can be prepared by GFWA

Most of our working committee members are unavailable in the current week, hence we would need to postpone the general body meeting

As an alternative option, Since the intent of the meet was to increase the people interaction, There is also an option that members who are willing and available, can connect and plan to spend some time together & we hold the General Body Meeting at later point of time.

What is this property transfer fee ? Some people are hinting that this extra money has to be paid as per builders demand ( and is additional to registeration expenses paid to Haryana state govt ).

What is the legal position on this and what is the prevalance of this practise in Neharpaar wherever possession has been offerred ) What is practise in Faridabad proper ?

I have booked one duplex in Dhingra Gemini Duplex Homes Faridabad in 2010. Since then I have not faced any serious problem except the slow progress of construction and only two agencies sanctioning the loan to this project (LICHF and Diwan Finance). I have made 3-4 visits till last months and always seen some progress as compared to last visit.
The main problem arises recently when builder has sent me the notice of sending enhanced EDC &IDC charges which are almost equal to what we have already paid earlier. When I asked for the calculations and other details they have stopped responding. After giving so many reminders and follow-ups through of booking agent “Madyam” they responded as follows:
“We have not yet received any circular from HUDCO in regard to EDC/ IDC except for the Notification copy dated 14/07/2011, which we have already sent to you. “
When I requested them to exclude additional EDC & IDC charges from recent demand latter they replied.
“In reference to your mail, we are afraid that we cannot exclude the EDC charges from demand letter. We request you to kindly make the payment as per the demand sent to you.”
Can someone suggest me what should be next course of action from my side?

Hi Mr. Holyhome,
If your latest demand is only for EDC/ IDC then ignore this, if you are not interested in paying. If this demand also contain part payment component then you can request your financer to disburse only part payment of the demand. Only problem is that with addition of increased EDC, your percantage of loan will be higher and you will have to make some extr payment according to percantage to Dhingra group, and ask dhingra group to to show part payment amount in reciept. That will solve your problem. My financer is LICHF and for omaxe spa village and this is what i have done.
