Builder's reply of EDC enhancement of Dhingra Jardine flat

I have received demand letter from my builder Dhingra Jardine for my flat in Gemini Groove duplex. When I repeatedly insisted for EDC calculations and Govt. Notification, they have given attached two files. Can someone tell me that these calculations are correct and should I pay the enhanced EDC charges now? If not then what should be my reply? Any help or advice is solicited.

Calculations are fine as far as builder is concerned except few clarifications sought from Builder.

The EDC mentioned 233 lacs/per acre were base price for 2009 Licence.Pls check the licence date for your builder for current project. Else it should be reduced 10% for earlier licences.

secondly society area mentioned by Builder are based on FAR . Have u calculated the saleable area of ur society? Usually it comes around 15-20% lesser if the calculations are based on saleable area.

There are various calculation sheets shared on forum. U can refer them for ur reference.

Secondly IDC was never so huge ''Rs 75/- psqft" ..It is about Rs.16/psqft ( You can ask the IDC demand latter raised by the authority to the Builder).
