with these lines I would like to highlight and would like to start discussion on the issues and injustice which Umang Realtech is doing with all customers...

Hi all Uppal/Umang’s Jade members,

As you all are aware, Umang Realtech already issued demand letter for EEDC and labour Cess. Some already paid, some not..

We want to inform you that demand of EEDC and labour Cess is unjustified and Builder is asking those charges for which we are not liable to pay anything.

EEDC demand is manipulated and Builder is charging over and above the demand from Govt.
As per Our Calculation EEDC comes out to be Rs 87/- per Sq ft (* Subject to Pending Case before Punjab and Haryana And High Court outcome). While Builder is asking Rs 130.48/- as EEDC from each customer.

Secondly, Labour cess is not payable by Customers, while Builder is asking the same from customer @ Rs 12/- Per sq ft.

So, there is clear cut extra demand of Rs 55.48/- per sqft from each customer.

Builder is not ready to listen anything on this issue or to give anything in writing against our Protest letter Submitted to their office.

Even we sent one appointment request letter to meet their CEO, but their so called HOD of Customer care deptt is not doing anything for the same and not giving any proper response or reply to our request letter.

This is not the only issue, Builder is not keeping their promise of Possession (It was due since Dec’11, but still there is no light on possession....)

Many reminder letters/mails are sent to builder, but all in vain.

We understand that builder has become pain for all of us, and now time has come that we raise our voice against the injustice of builder and get united to teach lesson to these kind of Builders.

We are getting support of our follow members and frequently having discussion for the next step against the Builder.

So, all Uppal/Umang’s Jade members are requested to pls come and join us and be a part of Fight against the Builder.

Hello Jade members,

Recently, all members got demand of Enhanced EDC and Labour Cess, some of us paid full amount while some paid partial as per our calculation along with Protest Letter.

Till date Builder have neither issued any payment receipt nor deposited the cheque for clearance even after passing almost 60 days of Cheque submission.

No clear date of Possession even after so many follow up and there is delay of more than 1 year.

There are many other issues which we had discussed in our Last meeting on 19th Aug’12, so in order to discuss all activities of last 3months and future action plan,

We would be having one Meeting at Jade’s Site as per below schedule.

Date : 04th Nov'201 (Sunday)

Meeting Discussion Points/Agenda :

a) Jade RWA Registration Updation

Any latest update for following open items
1. waive off (interest charge + Labor cess) demanded by builder in EDC
2. Construction Quality
3. Possession date
4. Who will pay rent if possession with alternate road?
5. LPG and Fiber optic lines
6. Service road by builder in Main entry
7. Master road + street light + sewerage by government in main entry

In our case also Builder should not have any right after possession. Full control of open space and maintenance should be in hand of RWA.

Dear Friends
In our continued efforts to start a dialogue with Umang Realtec, we have issued a letter through our RWA to the MD and the Group CEO. In the letter we have given introduction of our RWA and have asked asked for an appointment for the further discussion on our major issues which includes delay penalty, EEDC Interest, Labour cess, Approach Road. Keeping in mind the previous communication dead lock, its optimistic to keep a hope of their positive response. We are keeping a week 10 days window for them to respond after that we would send them a legal notice. I would request all to come forward and support the cause.

In our continued effort to start a dialogue with management of Uppal/Umang, I am in touch with Mr. Manish Uppal - Group Director's office since last 4 days and am not able to have a word with him in order to seek an appointment to discuss our core issues. This is in continuation to the letter sent to him for the introduction of our RWA. Do we have anybody in this forum who can add value in this regards?

Why are they not getting completion certificate????
Is there any payment(EDC+labor cess+ service tax) pending from there side to government ????

We have to send or mail regularly as a reminder to Umang once a week or quarter. Mail should be copy to Mr. Ajay Mangal ( C.E.O. ) and Mr. Manish Uppal ( Chairman ) .
