Hi All,

SRS Pearl floor sector-88 lincence details for whose so ever received 414rs per sq feet EDC/IDC amount.

Total Area : 2.281 Acres
Lincence Numner : 47 : LC-1079
Dated v:v19-06-2010.

So you can calculate EDC/IDC amount with above infromation.

Hi Dheeraj Ji,

Need your help here ...

SRS Pearl : License No. LC-1207B/49 Dated 25/08/2009 for Total Area 19.018 Acre ...License was issued in 2009 not in 2010(My frnd Sachin made a typo earlier)
SRS is demanding EDC of 373 Per Sq ft. at presetnt , earlier rate was 176 Per Sq feet.

SRS showed us EDC notification by DTCP where LOI is 126 Lac per Acre and Enhanced EDC is 232.85 Lac per acre.
Now considering that License was issued in 2009, IDC to be included with above EDC amount and Interest calculation(as builders received notice in May/June 2012 while revised rates are applicable from June 2011) , What do you think would be the actual EDC amount for us??

I humbly request you to spend some time for us and make a calculation of EDC. We knw how to do it however we would still like you to make your calucation for us because you have been dealing/noticing such issues for last few months.

Hello Mr. Ahuja

Total EDC amount according to my calculations should come around Rs 315 per sq ft payable on 25.05.11. But, since Rs 176 (EDC + IDC, deduct IDC) you have already paid, so no interest is applicable on that. For remaing amount, Rs (315-156) = Rs 159, interest of 15% will be applicable (Rs 24). That raises amount for EDC to Rs 315+24=Rs 339. Add IDC and it should come somewhere at Rs 360

As per yesturdays visit to SRS office, They have shown the calculation like the following:

IDC : 18.67 L/acre
Old rate with Installment : 144.85 L/acre **** with out installment : 126.37 L/acre
ENH EDC : 106.47 L/acre
Interest on ENH EDC (May 2011 to Jun 2012): 14.28 L/acre

Total DC with installment : 284 L/acre

Project area 19.018 acre
FAR 1.75

EDC per sqft : 373

1 ACRE = 43560 SQFT
TOTAL SALEABLE AREA = 1.75x43560 = 76230 SQFT
SRS DC RATE = 284 L/ACRE
DC = 284x100000/76230 = 373

It is good that SRS has shared calculations. Now, important thing to ask them is whether their total super area is equal to FAR of 1.75. Because some of portions like balcony etc. are discounted from FAR but builders include in super area. So, more the super area, lesser will be EDC per sq ft.

Big Cheeting by SRS people

In today's meeting with SRS, for P-8, below are the details I got to know :

Total Area - 2.281

IDC - 42.59 Lac
OLD EDC - 391.24 Lac
Enhanced EDC - 267.15 Lac
Interest - 36.06 Lac
Total = 737.04 Lac

In P-8 Land area below is the Unit details
32 Units of 1850 sqft = 59200 sqft (some Tower which is not part of Pearl Floor project)
184 units of 1437 sqft = 264408 sqft
Total super area sold = 323608sqft

So the EDC per sq ft should be 737.04*100000/323608 = 228 / sqft
While they are asking for 422 /sqft.
They are making big cheet of us.
We request you all to stand together and file the case against these people. Let me know if you are with me. All those interested send me your details at below mail ID.

A big group from SRS pearl allottees are going to file case in Consumer court on Tuesday(3rd July). If anybody is interested, he or she can assemble at Mini Secretariat by 10:00 AM sharply

lets assemble there. this may save our whole month salary or may be more.

but they are asking for EDC to all Four floors. Where is that caculation. Is SRS total saleable area 76230SQFT includes that?
I don't think so.
Logical reason: if total saleable area is 76230, it means there are only 76 flats of 1000SQLFT area which is not the case.

Salable area 76230 Sq Ft actually salable area per acre. That means total salable area = 76230x19.018=1449742.14 sq ft.

Hi all,

I have booked a flat in SRS Royal Hills recently in fresh booking and they have charged me EDC/IDC at Rs. 395/sq. ft. My flat super area is 1133 sq. ft. I guess these EDC/IDC will also be a wrong one. Can anyone please help me out that how much EDC/IDC is actual to be paid, so that on similar patterns I can join you to file case against the same on Tuesday(3rd July). Thanks.
