Mr Shivsidh,
I have a query regarding enhanced EDC for OSV. Omaxe peoples are telling that it is 165/sq feet. and your calculation shows it 115/ sq feet. How you have come to this conclusion. If possible, Please let me know asap.

Dear OSV Members,
I requested you all who were so willing for meeting and taking issue with Omaxe for some date for our own meeting but no body is ready even to discuss EDC and other issues within overselves. I am sure no body will bother unless we get big shockers from Omaxe may be on EDC or other issue like BPTP people are getting.
I am once again ask you all to propose some date for our own meeting. I suggest this saturday evening so that we can finalise date of our visit to Omaxe office.

Please confirm if anyone is interested.

I am really interested in meeting. I think OSV is a small society with few buyers of OSV are GFWA members. Can we fix the date of meeting in omaxe office. visiting sec78 is on any fix date and time is other option with us.

Dear OSV Members,
As per new EDC letter
EDC as per LOI was 104.44/Arc
Enhanced EDC is 87.99/Arc
We paid 140/sqft (excluding IDC 28) whereas as per letter EDC/Sqft was 137.006/Sqft
Enhanced EDC per Sqft is 115.426/Sqft.
So Total EDC including Enhanced is 252.43/Sqft.
So Revised EDC should be 252.43 - 140 = 112.43 /Sqft.

Note -
I have taken basis of calculation from post of by shivsidh » Thu May 17, 2012 10:28 am

Please confirm if this is right so that when we visit omaxe office we provide our calculation.
Please confirm who will be meeting at OSV Site this Saturday @5 pm

Dear OSV Members,
I was going through Environmental Certificate and i found some details about this Project.
1.Total Build Up Area = 86,013.57 Sqmt. = 9,25,842.362 Sqft
2. Total Commercial Plot Area = 44,563.64 Sqmt = 4,79,679.028 Sqft
3. Total Towers = 10 (means inclusion of ONH which was not disclosed at launch of OSV)
4. EWS = 80
Now Since we know Total Project Area = 11.012 Acrs = 4,79,682.72 Sqft.
I am confused as how can total project area less than total Build up area.
Please provide your comments.

Hi

I visited the site today and will be again on Saturday to meet you all whoever is coming.

An interesting information I got today by the local sales rep. at the site that the new bookings are being taken with Rs.375/- as EDC charges whereas the old folks like us will have to pay at Rs.330/- psf. What he told me is that this difference is because of revision that Omaxe has made in the demand.

Meanwhile Omaxe has increased there frequency of reminders and I got the second reminder today in a span of 3 days without changing the demand value which was raised in the month of Feb. So I dont think they have considered any revision in the EDC charges, but I am still not able to figure out the difference in new and old booking.

Any way, let us meet on Saturday and we can take this forward.

I have also got reminder for payment within 3 days. I will also try to reach at Omaxe site on sat., although my sat. is most hectic.

Even i got latest reminder which also include payment for internal plastering.

Please come and meet other members so as to have joint effort to save some money (more than 1 lac) on EDC and unite for other future issue.

Hi All,
I will attend the meeting tomorrow at OSV site office, sector 78.

Lets meet all and put our best foot forward. I have received the demand letter for internal flooring and fitting along with the EEDC.

Surprisingly today I got call from a broker. He was willing to buy my unit, when inquired from where he got my contacts, he told that he got it from Omaxe. This is gross violation of privacy on the part of Omaxe. I am sharing this info to prepare all the OSV members to be ready for pesky calls.

Guys thank you for coming today.
I reached the site office around 4.20-30 and had opportunity to have a look at the pace of construction work, quality of work and fitments:
Few observations:
1. There are 2-3 people working on every floor, seems that Omaxe have upped the ante.
2. Quality of flooring material is not very good, tiles used are 2*2 feet block but are fragile and very thin.
3. Doors are flimsy, hollow plywood, handles are extremely cheap and not confidence inspiring.
4. Almost in every unit (I climbed upto 7th floor) have seepage, plaster came off, cracks in the walls, distemper came off. I thought I was in DDA flate and not in builder (generally builder floors are of better quality.
5. Room size (1600 unit): 12 by14 master bedroom, 10*10 second room and 10*12 third room, lobby 12*22, Kitchen 10*5 after slab (total width of 7.5 feet).
6. Entrance lobby 6*6 feet:
Can we not calculate carpet area of the floor: 763 square feet excluding bathrooms. How much did we pay for, 1600 :no: square feet.
Think, think and think :@


Now I really doubt omaxe on quality ground as well.

So is there any solution to these issues or take it whatever you get.
Any signs of new roads in the area?

Any decision on Enhanced EDC and Omax not accepting payments with paying Enhanced EDC

Dear All,

We should try to get legal assistance from the professionals as this is beginning to turn into a joke.
These builders are really messing us about they have not delivered as promised.

They seem to know all the loop holes and therefore we should not cut corners but work towards getting positive feed back. Screaning and shouting will not get us anywhere so what do you all think?
