Hi Anubhav,

I agree to what you say, but not sure if we can wait for very long before paying the enhanced EDC / IDC. The next court hearing is next month (1 Mar, i believe) and not sure if any order will be passed. Till the time order is passed I am sure builders will levy huge penalty on us. How do we tackle that?

Dear All,
I have also received demand letter from Omaxe dt. 6 feb asking to pay additional 2,64,000 as Enhanaced EDC/IDC +100% by 19th feb 2012 without any calculation or justification. This time enhanced EDC/IDC letter has come as a installment due notice and not like a letter and also they have not specified any interest rate which will be charged against delay payment.

I have decided not to pay till court order.

I have also received the additional demand on EDC in Installment Due Letter Dt-15/02/12 for Rs.3,13,500 payable by Dt-29/02/12.
I am not paying it till any concrete verdict from court.

Are people paying EDC/IDC ? I have not paid even the deadline was 21st Feb. Will they impose any penalty for the same? I am waiting for the outcome of next hearing, which I guess is on 6th.

Sorry for late reply.

First of all please unite your group and dont pay the EDC in so hurry .
Can wait and watch the outcome of Highcourt verdict as well as the outcome of the efforts of GFWA.

Omaxe wants revenue ...nice chance in the form of enhanced EDC/IDC .Now, these GF builders are very lucky as earlier flat owners are uniting and shouting on these builders for early possessions but now for clarification on EDC. So concenteration is shifted from possession to waive interest from EDC. So builders are creating panic by sending demand letters of EDC or something something...so that buyers get busy in this plan of extra payment inspite of shouting on us that their possession is delayed.
Due to this whole development of GF is delayed n delayed.......

Omaxe will Easily waive interest ....for one month or more but just remain united.

Omaxe Spa is under the construction name of M/S SN Realtors and Licence number is 248 dated 26/10/2007.

Thanx Vinita for this inside report of Omaxe group.Construction of their Omaxe hill project at surajkund road has stopped due to some dispute with partner. They are desperate for cash.

I have received a reminder through post, email and phone call for depositing the increased EDC. I have posted some question to Omaxe like

1. What is the use of the money that we had paid earlier?
2. What is the break up anh how Omaxe has reached to this figure?
3. Why shold I pay when the matter is subjudice?

I have not received any reply from them, but they have told that a meeting with Omaxe can be organised and all these matters can be shorted out. I am waiting for that meeting which may took place next week. (I am not sure).

Does any one has the idea on the progress of court case?

Hi to All,

I got call from Omaxe asking for Enhanced EDC/IDC charges of 165/- which is additional of 168/- rupees, means total of 333/- per square feet for spa village. I am not sure how much are interest part in it. If anybody knows please let other member know.

Hi,

Can anyone organise a meeting with Omaxe this Saturday and we can ask below questions to them directly:

1. Additional EDC calculations,
2. Spa Village area does not seems to be 11 acr as claimed by Omaxe,
3. Tentative possesion date,
4. Construction quality,
5. Are we going to have seperate club facility for Omaxe Spa Village i.e. it will not be shared with Omaxe New heights,
6. What will be approach to Spa village going forward.

Anyone can make additions to above questions. By this way we members can meet each other and decide the future course of action to pay additional EDC.

Hello Mr. Akash,
I appreciate that someone has raised these questions/concerns.

OMAXE promised a lot in the beginning for OMAXE SPA Village but then launched NEW Heights in the same location by using the same land meant for OMAXE SPA. We need to find out from OMAXE if we are going to share amenities with other projects. We paid extra money for the facilities in Omaxe SPA.
