SRS Royal Hills enhanced EDC demand

Amit - Yes it will be good if we all Royal Hills members send a common letter to SRS. I will be out of town this weekend. you can decide date and time with other members.
I can visit SRS office (Barakhamba Road, New Delhi) with letter as i know one of their marketing manager very well.

Hey Team,

One more point regarding SRS Royal hills.
If you refer to the RTI reply related to EDC paid by all builders you can see the below points.
> Sr. No 44 = Builder SRS Real Estate = Area 19.73 = Sector 87 = purpose GH-87(LC-1207)-Licence No/Dated 69/25-03-2008
> Sr. No 45=SRS Real Estate = Area 19.018 = sector 87 = purpose GH-87(LC-1207)-Licence No/Dated 49 of 09/25-08-2009.

I am not sure why the two different licence date. I have checked with the SRS employee and as confirmed by them the total area is approx 19 (not sure 19.73 or 19.018) but the mentioned number of flats in my excel sheet is confirmed by them and thats correct. i have calculated the EDC as per Sr. No.44
Dheeraj if we look into the sr. no. 45 the licence date is 25-08-2009. Can you pls advise if we calcuate EDC according to this date, will it gave different amount??

Hi Kamal, yes I looked at RTI reply. It happens that 3 different licences were issued for 19.73, 19.018 and 3.325 acres respectively in years 2008, 2009 and 2010. You can visit SRS office and ask for licence to be shown as applicable to your society. As per strict guidelines of DGTCP, it is mandatory for developer to show licences information to buyers for project. Otherwise strict penal action can be taken against him. Yes, EDC rates will be different for different years of licences.

Today one of my relative went to SRS to know the status of refund(i could not go as was busy in some assignment), with the order from DTCP,.
To my surprise, they simply denied that they have not got any thing like this. When my relative showed the order, they said that this they have received, but it is applicable only for commertial properties not for real estate properties.

Has any other one of us checked with SRS royal hills?. Have they agreed with anyone for refund? Is the letter (order) from DTCP is the same what was published (attached) in My faridabad forum or any is there any other letter.?
Can you pls clarify the situation?

Hi Amit,
Thank you for the information.
Currently I am busy with some important office project hence not able to visit to SRS office.
however I have called them (CP office) and spoke to one of the employee. As confirmed by them till that date they have not received any order copy from DTCP/HUDA.
I have sent few emails and speed post letter for this. But as usual no reply from them.

Amit - Its not easy to get refund from builders. We have to visit in groups so that we can give pressure on them.
First i request all SRS Royal hills member to send a refund letter along with order copy to them via Speed/Registry post and email.
Lets discuss with other SRS members and finalize a date when we can visit in group.

Any update from DTCP on when they will be sending notification to builders...unless builders receives said notification any discussion with Builder may not be fruitful except making them aware that we are not sleeping...

I agree with solutions given by Kamal. Additionally, I had suggested this before also. Members should visit Senior Town Planner office (Ms. Geeta Prakash) of DTCP at HUDA complex, sector 12, Faridabad in this matter. There are clear instructions to STP by DGTCP for sending letters to colonizers for refunds and revisions. Please carry copy of DGTCP order along with you.

Somone should also file RTI for enahanced EDC demand against license number of your project ASAP.

Lets visit to SRS office together along with the copy of DGTCP order and submit our letters of refund and also take the acknowledgment for the same.

Hi All SRS Pearl Independent Floor member.
has anyone calculated the refundable EDC??
Can you pls share how many of us already paid the enhanced EDC to SRS.
We should communicate and discuss on this so that we can approach SRS on this.

The simple calculations is that Rs 100/- per sq yds /per floor is reduced,if enhanced EDC has been already charged by you,in case of floors[G+2].

SRS has not yet demanded enhanced EDC for SRS Pearl Independent Floor, so no question to deposit & refund it.
