Interest Bearing Maintenance Security Deposit

Dear All,
As we all understand that BPTP is offering possession to fetch money towards, Interest Bearing Maintenance Security @ Rs. 200 / Sq. Yd., Yearly Maintenance Charges @ Rs. 1.5 / Sq. Yd / month initially and increasing it @ Rs. 3.25 / Sq. Yd / Month without nay justified reason , Rs. 15000/- Contingency Refundable Deposit etc. For Physical Possession BPTP is reluctant to give any clear status or time bonding commitment. Generally Maintenance charges should start after physical Possession. Pleas advice the legal status of such clause. We have not signed any Plot Maintenance Agreement and asked justification prior to sign such an agreement.

What is the interest BPTP is paying on deposit?
My BBA mentions 50psy IBMS and not 200psf.?
service tax applicable or not on ibms and monthly maintenance?
No bill was sent and was surprised to know 1.5 lac maintenance bill from date of offer of possession with interest
pls inform what should be done. this is confusing..
I have paid all money including stamp duty for more than a years and waiting for registration
