This is in reference to your below mentioned mail; we understand your concerns; however we would like to update you that the Cost of maintenance has been increased. We request you to refer the Clause No. 3 mentioned in the Plot Buyer’s Maintenance agreement wherein we have mentioned that the charges are subject to revision as per the context of the current minimum wages, prices of commodities and services, official levies, fees and taxes etc. including water and electrical maintenance charges, water boosting pumps, equipment installed in the boosting stations etc. and service charges of BPMS. The Buyer specifically agrees that the BPMS may suitably increase, with concurrence of the Builder the aforesaid rates of maintenance and service to cover the escalation/variation in wages, rates and costs of services and commodities.

The increased rate of maintenance charges are 3.25 Rs./ Sq. Yd. Please note the calculation is 3.25*Area*12/365*No. of days+ Service Tax (12.36%)

By the word SUITABLY should not we assume that the increase should suit to buyers as well and that too if the increase is more than 100%.

there is provision in Haryana goverment laws that once the possession is done. the RWA of the society can choose the maintainance agency of their choice. No matter what the Builder Buyer agreement says. it is in the Law that once the registry is done Builder has no say in the matter, unless he still owns some plots/appartments wherein his representation would be limited to his portion of occupation.

Yes ,already we have been paying the maintenance of the plots without any infrastructure in the township and now the massive increase shows the bad intent of the company and of course the formation of any RWA shall take some time Even the bptp people are delaying the registration process despite receiving the registration amount in most of the cases.

Is it necessary to pay the maintenance charges now ? Can they charge interest on it later. Fail to understand maintenance of what. There is nothing on ground, and BTPT is charging maintenance of the same...

Are the maintenance charges applicable for people who have been given the possession or even otherwise? Do we know?
