ERA Redwood: Enhanced EDC demand

I created this topic specifically for Enhanced EDC Issue in ERA REDWOOD. Lets us discuss and share views on above mentioned issue.

Hi This is Pankaj Bajaj. I have got a letter from ERA to pay additional EDC @Rs.173/sq.ft. for the area 1470 sq ft.
Points to confirm
1. Is the same rate has been charged to all ?
2. We need to discuss with in forum on the demand of this additional EDC.

I have a fla in tower I and builder has demanded same 173 psft enhanced EDC.
I like to ask everyone in the forum what are the option we have except paying it to builder?

Dear Karan

It's o.k but u will have to calculate IDC (infrastructure development charges) also.

Even if we load the IDC part also the the figure comes out to be 278 rs/sq feet . That means we will have to pay only 128.00rs. /sqfeet instead of 173.0rs. per sqfeet.

i have taken IDC as 64.00 lac/Acre. Please correct if u have any figure.We are planning to visit Era office tomorrow..If u can plan a visit pl. be there.

Please also someone from your group visit Chandigarh and obtain enhanced EDC demand letters for ERA. You can please meet DTP (HQ) for Faridabad and request for copy of enhanced EDC demand to be provided. That will put the picture in black and white.

Hi Folks,

Meanwhile I have talked to customer care of ERA Noida office and they provided me an email id crm.ell@eragroup.in .
I have requested them to give more time or break the amount in installments as the amount demanded by them is big.
Reply is awaited.
I request more people to ask for time on mail id crm.ell@eragroup.in so that we get more time to manage and try to reduce the charges.

Dear all,
I write a mail to era team:-
"I have received the demand letter regarding enhanced EDC. Plz let me know that how you will calculate the ratio of EDC agst. my flat & also mail me the HUDA letter / notification regarding enhanced EDC. The EDC charged by you is much higher from the other builders in faridabad, plz explain? Also Plz mail me the latest Photographs of site development as well as my unit.

Kindly let me know the expected / confirmed date of possession of my above unit".

I received the reply mail from Team Crm ELL of Era
"You are requested to either visit our head office or go through the online notification No 17903 dated 25.05.2011".

Plz advice me that I pay the enhance EDC latest by 13 aug 12 or wait for any development on this issue.

Dear Friends,

DO we have a clarity as to what is the amount we need to pay and by when. I wrote to Era team but did not get any response even after reminders.
I am afraid that once the due date is passed Era will start charging interest to us.
Hence need suggestions from all of you what needs to be done.

This is Arvind here having Unit in Tower A of Redwood Residency ( Dear Mukesh Kalra to note as enquired by him for Tower A allotees).

Refer post Dt. 3-Aug. from Dear Harsh , I too hv not paid the enhanced EDC @ Rs. 173/Sq ft. demanded to be paid upto 13-Aug. from me & hv written to their CRM Cell requesting for calculation of the said demand & extension of the last payment date , being unplanned demand not covered in the payment plan. However till date I hv not recd. any reply from them.

Please advise me the latest deveolpment on this issue & till when should I not pay as they might have started charging penal interest. I can be contacted on 9654299930.

If you think that crm.ell@eragroup.in will solve your problem than you are living in a Dream world SIR.
Only a legal notice to era can solve the problem of calculation. Besides the calculations that you have done their are additional things to be added i.e. every developer is loading three components on EDC - basic share of EDC cost divided on super area + interest being charged by govt to convert EDC into installments + interest penalty on delayed payment. In some cases developer might also be charging cost of interest on edc paid, from date of payment to date of sale of unit.

What is and where is the calculation for these varied interest.

I received following reply today from ERA to my email asking for detailed calculations of enhanced EDC for my flat in Divine Court high rise -

Dear Sir,

Greetings for the day !!
We would like to inform you that EDC charges are charged by the government.
Revised charges have also been demanded by the government.
We are abiding the policies framed by the government.
We cannot send you the calculation of the raised EDC/IDC charges.
You are requested to do the payment on asap basis to avoid interest charges.

HI all

does any one have any update on EDC demand - i had sent a mail to Era requesting for notification copy and calculation details which they have refused to share

Please update if any addl info is available

1. is the rate right and is across other builders as well
2. how do we guarantee that Era does pay this amount and does not use it for other purpose
3. has any other builder gone for deferred payment over a period of 12-18 months in say 6 tranches
