Just wish to know if
- BPTP requires/has achieved OC?
- What are the terms of OC in terms of actual possession for the floors?
- Have they got all infra pertaining to sewerage, electricity, water, roads in place?
- What is the guarantee that they may quote 60-90 days for registry and not honour?
- Are they including service tax on EDC/IDC
- Have they clarified on additional charges pertaining to STP/Electricity substation?
- Is there any clarity on EDC calculation?
- What about common facilities?
BPTP is cash strapped and is just trying to get money out of subscribers whichever way possible.
Do pay the registration and stamp duty amount as a DD and not transfer the amount to BPTP. Firstly because they do not have any right over this money, secondly BPTP is interested in enjoying free money without delivering/transferring, thirdly, DD has a validity that can enable you to get it cancelled and get your money incase of 1-2 years of delay in actual registry.
Another reason why they are making offer of possession is to offset any delayed penalty, second reason is that they will start wrongly charging Maintenance from date of Offer of Possession in advance without even transferring the title of property.
Any difference of opinion please enlighten.
