Increase in Super Area : SPR Imperial Estate

It is learnt that SPR Buildtech Limited is increasing super builtup area and the buyers will have to pay more. Letters in this regard are likely to be sent in coming days to pay the differential amount.

Approx area being increased is 150 to 200 sq. feet.

It is not understood how the super area has increased.

i) Has the builder carried out constructions in excess to the plot area 10.256 acres.

ii) Builder has not increased even an inch in carpet area.

iii) Has the builder not remained stick to the sanctioned layout plans, typical floor plans and individual layout plans while carrying out constructions ???

Best solution I think we have to measure the super/carpet area with the help of civil engineer.Please also take comments from GFWA.

Dheeraj is also a victim like all others. I suggest to push for Real Estate Regulatory Bill to be passed in Parliament ASAP. Sadly, Bill is ready to be taken up in Parliament but our MPs are now allowing Parliament to function.

received letter from SPR thru mail today stating that super area in my case has been increased to 2137 sq. feet instead of earlier 1953 sq. feet.

Net increase 184 sq. feet

Its common practice & the agreement also state the same, even good real state brand does that. Best way is to take civil engineer from your end & get the satisfaction done.

I had faced this just few months back in another flat in gurgaon & it was paid post varification.

What is this going on , i am still planning & thinking about paying additional EDC charges & now this increase in super area ??? How come one common man with limited earnings can arrange repeated demands of such big amounts in so short time period , if this is really happening than i will have to sell my flat,,, no other option . I did big mistake of my life by buying a property in Neharpar !!!

really it is becoming tough day by day to fulfill builders demand. regarding increase in super area can we take clear justification what was the size at the time of booking committed & how this has increased up to 200 sq. ft. each flat.

we need to understand where exactly area increased & is it justified. if we see tentatively total increase in project would be appx. 100000 sq. ft.

Till the time we are raising our voice in isolation nothing is going to happen. Once we have some good numbers, we are united then it will make a lot of impact while raising our voice at SPR office or in the court.

because of the increase in the super area tha price has escalated so much.......though he has already delayed the construction because of which we all have suffered losses and now at the time of possession he is trying to extract more money from us.....we all must get united and fight for our rights...
