2 BHK is re-selling at a Price of Rs 3100/3200 so 3 BHK would be around 2600/2700 & 3+1 is around 2400 Rs per sq. feet

Mate please do not misguide people around. The rates are starting from 2900/sq ft and go upwards depending on location.

that was a cute attempt vermamm or you don't know that the BSP from SBI recomended architect was 3350 as of 27 dec 2012. So if you have a unit there, you can be happy or don't misguide people.

last year, I actually went to my unit, yes inside. Somehow got the chance. I did not like the size of the rooms, I hope I see it better when complete after finishing and all.

from outside, the tower seems to be same with no changes as I buy 3 years back.

Hi guys, Mr Verma is not misguiding. 2 BHK units are available between 3150 and 3300. I don't know much about 3 and 4 BHKs, but Verma's 3 BHK price seems correct.
I'm an investor and have turned real estate consultant. My aim is to educate investors about how builders and brokers operate. I also bring investors up-to-speed with the current trends in the Faridabad and Gurgaon real estate markets.

Yes, Room sizes are small and not sure 2+1 BHK will actually be 1303 sqft.
need to check the carpet area before posesssion.?

I have a 3+1 unit in PH at Savana & have been in constant touch with Real estate agents to see if I can resell since I dont c my unit coming for possesion b4 3 years.. Mr Dhawan..its time to face reality & come out of the closet. Try getting a buyer for your unit & then u'll understand the rates game by players..what they speak & what u get in reality

Relax mate. Whosoever your real estate agent is, change him, he is probably making a mickey out of you. My cousin is trying to buy a 3+1 unit for Rs. 2900/sq ft or less. Should i put you in touch with him? I guess you should not lose this chance as you would be getting Rs. 500/sq ft more than your expectations.

On a different note, the whole of real estate market in NCR is facing a slow down, so take it easy and wait for sellers in distress. :) My friend recently bought a 300 sq yds plot in BPTP Phase-3 for Rs. 16000/sq yd. :) :)

Bro, 2 BHK prices are correct but his 3 and 4 BHK prices are way too low. Mr Sunil, BTW I am looking for a 4 BHK in RPS Savana for end use. I would appreciate if you can get me an idea.

Hi Mike, I just checked the rates of a 4 BHK from 4 sources and received a quote of 3300-3500/sft (for a 2360/sft unit). The rate seems very high indeed. So, yes, I agree with you that 2400/sft is incorrect. Thanks.

I am inclined to agree here because everyone is quoting fancy rates but the real transactions are happening only in a few 2 BHK units at anywhere between 3150-3300/sft.

Verma Sir,

if that is correct, then some calculations-
2BHK-
1250x3100= 3875000

3BHK-
1590x2600= 4134000

difference- 259000rs and 340 sqft
which is 761rs/sqft

Who would not buy 3BHK then?

You can check it on real estate sites like magicbricks etc, the avarage rate for 3 and 3+1 is 3500.

If you have bought for investment to take good return, you can wait for some more time like a year,
you will get good returns. If you have bought for your own use, calculations does not matter,
and I guess we will get it sooner or later, already delayed a lot.


yes, possession is not going to happen for all the towers by 2015, or God knows RPS's plan.
