Hence, please njoin in large numbers and get it passed. GFWA is arranging bus from Faridabad. Please confirm your presence.

Thanks for the responses ! Going by the responses, GFWA is planning to start bus from Greater Faridabad (near BPTP Bridge). We are watching confirmations and will let you know timings !

I will reach directly, please let me know the time. If buses start at 10 from BPTP bridge it will take 1 hr to reach Jantar Mantar. Hence not before 11, I believe. Dheeraj please notify the time. Thank you in anticipation and see you at J & M

Due to less number of adequate confirmations to go Jantar Mantar from Faridabad, it is not economically viable for GFWA to book 50-60 seater bus .So we have compelled to drop the idea of hiring the bus.
Those who offered confirmation from Faridabad are advised and requested to take nearest metro route i.e. Badarpur Border to Patel Chowk,Jantar Mantar is 5 min walk from here. Map is below

क्यों ज़रूरी है रियल एस्टेट रेगुलेटरी बिल?
दोस्तों 15 जनवरी को बिल्डरों के दो संगठन CREDAI और NAREDCO ने केंद्रीय मंत्री कमल नाथ और अजय माकन से मुलाक़ात कर रियल एस्टेट रेगुलेटरी बिल पर विरोध जताया..इनका कहना था की ये बिल एकतरफा है..इसका फायदा सिर्फ उपभोक्ता को मिलेगा, उन्हें नहीं. बड़ा सवाल है की क्या वाकई इस बिल के पास होने से बिल्डरों के अधिकारों का हनन होगा? या फिर बेचारे buyers को भी फैसला लेने में भागीदारी के अधिकार से डरने लगे हैं बिल्डर्स..सवाल ये है की आखिर क्यों सरकार इस एहम बिल को लाने से डरती है..या फिर UP जैसे राज्यों में UP अपार्टमेंट एक्ट आज तक लागू क्यों नहीं हुआ.दोस्तों अगर रियल एस्टेट रेगुलेटरी बिल होता तो बिल्डर क्या नहीं कर पाते

1 आपका फ्लैट कैंसिल नहीं कर सकते थे
2 आप पर ज़बरदस्ती इंटरेस्ट नहीं लगा सकते थे
3 आपके फ्लैट का साइज़ अचानक बढा या घटा नहीं सकते थे
4 buyers और बिल्डर साड़ी सुविधा के बराबर के भागीदार होते
5 बिल्डर्स buyers एग्रीमेंट एकतरफा नहीं होता

दोस्तों जब आपस में लड़ते हुए बिल्डर्स अपने फायदे के लिए एक साथ आ सकते हैं, तो फिर हमलोग क्यों नहीं..ये बड़ा सवाल है..मैं रविवार को उनसे आने की अपील कर रहा हूँ जिन्होंने अपने मेहनत के पैसे से घर ख़रीदा है..उनसे नहीं जो इन्वेस्टर हैं..क्योंकि उनका कुछ नहीं बिगड़ेगा..वो दूसरी जगह घर खरीद लेंगे..लेकिन क्या हमलोग ऐसा कर सकते हैं..सोचियेगा ज़रूर..ये अधिकार की लड़ाई है और ये लड़कर ही मिल सकती है..ये सोचना हो सके तो बंद कर दीजिये की मेरी परेशानी ख़त्म हो गई तो में क्यों जाऊं..या फिर मेरा बिल्डर परेशान नहीं कर रहा है तो मैं क्यों जाऊं..क्योंकि इसी सोच ने हमलोगों को सबसे ज्यादा बांटा है.. क्या इस रविवार भी हम बंटे हुए दिखना चाहते हैं या फिर पूरी ताक़त से आगे की लड़ाई जारी रखने के लिए मिलेंगे..

दूसरी बड़ी बात है की रियल एस्टेट सेक्टर में पारदर्शिता लगभग ना के बराबर है. जो कुछ भी तय होता है उससे मानने के लिए हम मजबूर हैं..अगर रेगुलेटरी बिल पास होगा तो कम से कम हमारा शोषण तो रुकेगा. कुछ राज्य इस कोशिश में हैं की रेगुलेटरी बॉडी बने जाए.सवाल ये है की उस बॉडी की बात बिल्डर मानेंगे.खुद के लिए एनसीआर में क्रेडाई नाम की संस्था बिल्डर्स ने बनाई..ये भरोसा दिया गया की मकसद हमारी मदद है..लेकिन हालत ये है की क्रेडाई की बात सुनाने को कई बिल्डर तैयार ही नहीं हैं.क्रेडाई के भरोसे के बाद भी फ्लैट कैंसिल हो रहे हैं..साफ़ है जब तक कानून नहीं होगा हालात नहीं बदलेंगे..बिल्डर को ज़मीन से जुडी जानकारी, निर्माण से जुडी जानकारी देनी होगी.आज बिल्डर क्यों हाथ खड़े कर रहे हैं..इसके पीछे एक बड़ी वजह ये है की इस बात पर कोई रोक नहीं है की आप एक प्रोजेक्ट का पैसा दुसरे में नहीं खर्च कर सकते..जब ग्रेटर नॉएडा वेस्ट में रोक लगी तो यही हुआ की बिल्डरों ने पैसा दूसरी जगह इन्वेस्ट कर दिया और अब उन्हें समझ नहीं आ रहा की यहाँ इमारत खड़ी करने के लिए क्या करें..वैसे रास्ते हैं जिनपर जाने की जगह पुराने लोगों को हटाने की कोशिश हो रही है.अगर ये बिल आया तो बिल्डर को मनमाने फैसले के लिए रजिस्ट्रेशन रद्द होने का खतरा होगा..आज ऐसा नहीं है..अगर ये बिल बना तो सुनवाई के लिए REAL ESTATE APPELLATE ट्रिब्यूनल होगा..जो सिर्फ रियल एस्टेट से जुड़े मामलों की सुनवाई करेगा..सोचियेगा ज़रूर..


आपका इंतज़ार रहेगा..नई लड़ाई के आगाज़ के लिए, इस बात की परवाह के बिना की अंजाम क्या होगा

You will get to meet and interact with lots of our GFWA members out there... Its gonna serve dual incentive - Social Cause + Opportunity to socialize with your neighbors....

It was a valuable experience to be part of the protest. Many associations, persons had come together to make their presence felt for the cause. From GFWA at least 25 people came to participate. out of which there were 6 or 7 WC members. Few good points that came out of today's protest:

1) That we are not alone in our demands for a transparent and equitable Regulator.
2) That all of NCR is plagued with the same Builder menace and from with in the society their is a major demand for clarity and transparency in this sector.
3) that most of the people have been fighting against their own problems with the builder and have acknowledged cohesive/inclusive approach towards joint commitment for a united stand against the mal-practices in the real estate industry.
4) The speeches of our two crusaders, Mr Narender Chabhra and Mr Umesh Prabhakar drew a loud applause from the public present as they touched the vital chord of joint effort to curb all prevalent unfair trade practices of the builders.
