Today many members of Era divine Court RWA https://groups.google.com/forum/#!forum ... -court-rwa , including myself have complaint to Director general Town & country planning Chandigarh, Commissioner of Police Faridabad & Director General of police Panchkula, regarding violation of section 7 1&2 of Haryana development & regulation of urban areas act 1975, & also requested to try the builder under Section Section 420, 406, 467,120B of Indian Penal Code

We are planning to move forward to Jago Grahak Jago complaint and further to Presidents secretariate.

As you all know that the Builder does not hold license in his name and is marketing, styled, and selling flats as his own, which is a violation of Haryana development & regulation of urban areas act 1975.

The RTI Reply that clearly shows that era landmarks ltd. does not hold license for Era divine court sector 76 Faridabad.

Hi,

Has anyone spoken to the ERA management in Group or Individually about these concerns and got any response?
Is this problem with ERA and this particular project or with all builders since the Land belongs to BPTP.

This may be possible with few builders in Greater fbd., but since we have been associated with this project so we are aware about the truth of this cheater, The builder never gives clear cut replies, i have gone to Noida office and shown them the RTI and directly questioned them regarding this they were speechless and did not give any reply.
they never respond to any reply.

Called Ravi , Marketing person of era at era site,09355925749, and he told that all 2BHK flats have been sold out.

I tried calling these numbers couple of times but no picks. HDFC Ltd is provided loan to me, Loan processing is complete now and amount is disbursed. Now i am just waiting for NOC for Seller from HDFC which is required for Transfer. I am really scared that transfer charges are increased to Rs. 200. Could you please tell me if seller should bear part of this increased transfer charge. My whole budget is screwed because of this incresed transfer charges :@

Dear Yadavm11 ji - You said that HDFC bank has disbursed loan to you. I also contacted HDFC bank but they refused to grant loan against Era high rise project. Can you please provide me address/phone number of the HDFC bank branch, which disbursed loan to you.

HDFC has stopped giving loan to new buyers for this project and when i asked them if say in next 6 months new development take place against era than will you stop loan to old costumers too, to this they said that this possibility cannot be denied.

The issue of No license to Era landmark Ltd. for Era divine court sector 76 was raised by several Investors in front of commissioner of Police Faridabad at his office, and we are grateful to Mr Umesh Prabhakarji and Mr Aashish Kaulji for their presence at this meeting, and it is because of their guidance and support that this meeting was successful in the manner that the Commissioner of police recognized our complaint and directed the support staff to forward this complaint to Economic offence Wing.

So in near future the complaint against era landmark will be filed in EOW for cheating common public by misrepresenting facts.

I showed the copy of RTI to the HDFC Executive and told him that this fact was clear way back in 2010, and still they were giving home loan on this project, and now what new developments have taken place that they have stopped giving loan to new buyers.
They failed to give satisfactory answer on this, and told that the bank had verified all the documents at the time of approval of this project and they were found to be complete as per law, and than only they started giving loan on this.
They say they are not responsible for builder related issues, and they have given loan to you after assessing your capability to repay it, and they say that HDFC does not want to trouble the old costumers and hence it has decided to continue loan facility to old costumers on this project.

It is not possible that they donot respond on phone ,i think you should try during duty hours and try the number 01146203777,it may be true that they dont give satisfactory answer, and your statement that seller should bear the part of increased Transfer charges, so you should know the rates of resale have dropped by Rs 100- to 150-/psf from the time this increased transfer charges were announced so the seller has already suffered the loss, and it is time for the buyer to share it now.

I bought Era Divine Low Rise not high rise. So it might be possible that HDFC has stopped loan for high rise, but low rise flats are still getting loan from First Blue and HDFC Ltd. I got loan from Faridabad Branch of HDFC Ltd. Sector-15A Crown Plaza. Let me know if you need further information on the same. I am very happy that my deal is complete now although i have suffered some loss here, but that won't matter when i will get possession and will stop paying rent :)

Many thanks for your help for giving me numbers. My deal is complete ((just waiting for new builder buyer agreement now)and luckily i was not required to pay enhanced transfer charges as my case was old. But I think rate of Era Divine Floors-Low rise are still the same at which i bought my unit, so definitely sellers/current owners are at no loss with this enhanced transfer charges.
