Re: RPS Savana Construction Updates and Possession, Resale prices discussion

Postby ghoshdebasis3 » Wed Apr 24, 2013 10:23 am

It seems from the various posts that RPS may start possession for the Towers T3 to T8 soon . Does anyone have any communication from RPS people about the timing of possession of towers T1 and T2. As per the earlier post thru RPS website these two towers were also included in the 1st phase of possession but finally excluded. When I have contacted, different people have given different contradictory statements starting from November 13 to July-14. :bleh:

Possession from RPS seems to be close as i am daily receiving SMS from property 'dalals' urging to sell my flat in RPS at "more than market rate" also i am receiving calls once in 2-3 days asking me to sell my flat in RPS. Rate being quoted is 3000 per sft!!

These guys definitely have inside information and want to make a quick buck on our investment.

But do you think Rs. 3,000/- psqft bsp is really a good rate (which is Rs. 1,000/- or 25% lower than company's rate of Rs. 4,000/-)? I think historically market rates in Gr. FBD have never been more than 10-15% lower than the prevalent company's rates.

Thoughts?

3000 price is low keeping in mind the possession is around the corner. It will definitely rise to over 3500 in coming months and further to 4000 as soon as master road is operational.

My dear future neighbours - recently I've received a demand letter for my Unit, in BB4. this includes flooring work completion + on completion of external plaster work + 50% of additional charges + service tax on all.

When I talked to them about possession they again mentioned July-Aug this year time frame to begin possession.

RPS will try to give possession quickly now, even if the project is half baked :) (sort of half or 3/4 done), so that they can charge monthly fees etc, its upto us to get them to finish everything up to acceptable standards before they claim they have given possession... is the work on club, parks etc going at a good rate? Thankfully from what I have heard and seen here, they are doing work at a faster rate than before, after 6 years of slow work!!! possibly because they want to sell their new project....but reputation once ruined will take a long time to repair. Hope they realise this...?! same goes for HUDA - dont we love our incompetent, corrupt politicians, they are a laughing stock internationally, and then they complain that they get 'insulted' by US customs...

Interiors are looking much better than I had thought it would be. Hopefully the quality is also good that this will sustain over time.

Anybody having idea on what is the condition of 3+1 BR appartments ? When is RPS planning to give the possesion of these ?
Pictures uploaded are definitely looking very Good. But, has anybody personally visited the site to see the quality of the work ?

Hi,

Had Word with their executive 15 days back and she said it may be delivered by end of 2014. :( we are trapped. Don't know if they can offer the possesion by 2014 because every time they come up with new deadline.
