Dear All,

I'm also a part of SRS Royal hills, having a flat in A2 tower. If you look at the construction status of this project. It is very slow. Although the construction quality is similar to other builders only.

Looking at the current construction status, Only 3 towers possession are expected by June 14. For rest of the towers including A1 & A2, we have to wait till June 2015. But builder is saying this will be delivered by year end.

For those, who have not got possession so far, can someone share, if SRS is paying penalty charge of Rs. 5/- per sqft for delay in possession. Recently I visited the SRS office, and the reply I got was " jahan jaana hai jayo, hum to ek rupya nahin dengey".

This shows that they are not afraid of the legal system as well due to links with high profile politicians.

Please suggest the way out, if jointly all owners of SRS royal hills can adopt a legal route and send notice to the builder.

As we all have been seeing false promises by SRS & till date there is no sign of possession.
I just wanted to know can we deduct the penalty close amount [rs. 5-8 per sq ft per month] from the demands which they are asking ?

I have my flat in B3 & I just received demand for flooring.

Dear All - Finally SRS have offered possession for SRS Royal Hills.

I got the letter today for Tower B4.

They are charging some VAT of 6.3% of total value....in addition to what has left.?
18000/- for Meter and Wiring ?

Expect around 6 Lacs Rs (including registry) for 2+1 BHK (1133 sqft).

Dear Seniors

Today I got letter from SRS Mgmt for possession for my flat.

It would be great help if you guide us for below.

1) They are asking for 6.3% of VAT charges of total flat value. "" No words on Haryana VAT site" - never heard about this in an of Neharpar builders

2) Meter charges of around 18000/-
3) 1 Year advance Maintenance @ 1.85 rs/sqft

Please suggest.

Dear Sri Rajiv,
Is the VAT calculated on 'BSP' or flat value based on circle rate?. As per my knowledge, VAT is applicable only on the 'material cost' of construction. It would be wrong to calculate that based on total flat price.

Dear Group members,

My friends in towers B4 & B6 have also received 'offer of possession' letters.

Can anybody please confirm:
1. Which other towers have received 'offer of possession' ? Any date for rest of towers ?
2. Does SRS Royal Hills has livable conditions as of now ?
3. How builder has calculated the VAT rate at 6.3% ?
4. What will be the registry charges ?

Dear Group Members,

I own the Flat in SRS B4. Got the possession letter from SRS.

As, per the letter i have to pay VAT of 6.30%. Regarding this, yesterday i called the Haryana tax deptt at Panchukla. As per them, builder can't ask for the VAT. He can only ask for service tax and which we are paying on every demand. The official from Panchkula DETC dept has asked me to contact at Faridabad sec 12 DETC office. Most probably i will be going on Monday or Tuesday at DETC office to discuss this matter.

Further, i searched a lot on the internet regarding VAT and i found one article dated 2nd July’13 stating Haryana Govt has proposed VAT of 4% on properties. But that article does not say from when this tax will be applicable and that article also says the final verdict will came by July end. But as per my knowledge nothing happened in this matter. That statement was given by Mrs. Kiran Chaudhary and Mr. Dheeraj Jain took the interview.

While searching more about VAT i found one more article which says, if VAT applicable also then it should be borne by the builder not by customer and regarding this orders passed by the supreme court also. To get more clarification on the VAT, I have marked the mail at pg@moneycontrol.com and pg@network18online.com. But till date I haven’t got any revert.

Hi,

I have also received the demand from SRS royal hill for flat in B6 tower...

They have charged 1,64,871 (against VAT 6.3% on total value of flat), I have talked with SRS person and asked about the charges, They have replied me " management jo kehta hai hum wo hi karte hai"

I have searched over net and found some information please check whether it is correct or not, or it is applicable in Haryana state. Please see the link below...
