RPS Group denies to share Common Area Maintenance (CAM) charges

Hi All,

Just to share with you all, RPS group has denied sharing Common Area Maintenance (CAM) charges with the apartment owners. They say they will not share the same until statuary body of residents is formed. They has decided a very high number of Rs 2.40psf for CAM charges and insist that every apartment owner should pay this. This is a complete monopolistic situation and further harassment for buyers who have waited for years to get the possession.

Please share your experiences with your builders. Are they giving you the break up for CAM charges? I understand SRS and Umang are already providing the details to the residents.

Yes, CAM is Common Area Maintenance Charges. There is a news that SRS RESIDENCY RWA, Sector-88, Faridabad has been successful to evacuate the mighty Licensee/ Colonizer from the day-today affair like maintenance etc. of Society.

Hi Dheeraj,

RPS in every meeting says 'RWA should take over maintenance'. The real question are:

1. IFMS - Normally builders say IFMS would be transferred after completion certificate is obtained. This is huge money and interesst income from IFMS can bring down the charges on individual members. I and not sure but would be surprised if even SRS RWA has managed to get IFMS from builder.

2. Low occupancy - When builders act as property managers, apart from maintenance charges from registered flat holders, they also charge holding charges from others. These charges also do take care of maintenance charges for apartments within the blocks where possession is offered. RWAs will not get these charges so in projects like SAVANA where people have not come forward to take possession, RWA will find difficulties in managing the show with limited resources. SRS here could be different as they have high occupancy.

Just 10% of the RPS total flats have been offered for registration yet (another 10% have been sent possession offers but registry is a long time affair yet).

My intention of sending this mail was to check with people from other projects if their builders are sharing CAM charges with them? If yes, is it with individual flat holders/unregistered body or registered association?
