Does it really matters whom we get the register deed with Era or Adel or BPTP or Country, ultimately we need the leagalized flat.

Thank God.. Rumors ended.. So it was only for subvention customers, Era have not did any cancellation of Project so far in High Rise.. As I guessed they would have never spent single penny on High Rise if they want to run away with money. Whatever the delay, they have been giving possession for Redwood, sooner or later for Era Divine Low Rise as well..

Just hope for something good for High Rise, delay is even OK to bear.. but cancellation or run away with money would be the worst part..

Era is thinking about its own benefit, it thinks that once these subvention scheme flats buyers are evicted, they will sell at the present or future price.

Dear Members,

Update: I meet Priyank, From ERA(Marketing head for Faridabad Projects).

So Naveen I support you over here "Now the Builder will forcefully say that wait for OC and than i will get your Flat registered by BPTP , and the Story ends.After getting free from court the Builder will take vengence from each." in the letter they by default are saying we want to cancel your allotment which will offcoursely be sold at higher prices once the project gets kickoff.

The pick over here is that the money will only be returned once you clear your all dues with DHFL which is not possible with everyone to fetch out a huge lump and then wait for 6 months to get back the amount from ERA.

Subvention Scheme Buyers are the most sufferers in this Project. I think we can take this up separately later for now the priority is forcing ERA to completely deliver the projects.

They are now rotating the staff on daily basis so that there is no history of any discussion if done with any employee. Gurgaon Scheme Cancellation has really hit the investors.

I Agree to the fourth option if possible that should be there so this property comes under the pocket but its just for say that's close to impossible.

Well, I believe All is Well if it End's Well.

And like Naveen said Priyank mentioned Low Rise allotments will be done once they receive the OC, High rise work will start once they have all the legal approvals.

अरे सर ऐरा divine कोर्ट हो या ऐरा हाई राइज हो सब एक हे ,एक जमीन पर एक बिल्डर बना रहा हे . मगर उस जमीन का मालिक वो बिल्डर खुद नहीं हे न ही उसको हरयाणा गवर्नमेंट ने कोई group हाउसिंग बनाने का अधिकार दिया हे , ये सब बातें कोर्ट में proove हो चुकी हे ,और cheating के केस में bail पर छूटे हे एरा के डायरेक्टर , और complainants को आउट ऑफ़ कोर्ट सेटलमेंट करने के लिए जोर डाल रहे हे और complainants भी यही चाहते हे , Complainants तो इस केस में बच कर निकल जायेंगे और उन्हें फायदा भी हो जायेगा मगर ऐरा divine कोर्ट को हरयाणा गवर्नमेंट OC दे नहीं सकती क्योंकि ऐरा को उसने कोई अधिकार नहीं दिया हे . गवर्नमेंट को पता हे की BPTP और ऐरा ने उसको उल्लू बनाया हे , और यह बात कोर्ट में चल रही हे .

असली मालिक BPTP अपने प्रोजेक्ट PF 2 सेक्टर 76 का OC नहीं ले पा रहा हे इस वजह से .
तो फर्जी मलिक ऐरा को कैसे OC मिलेगा .

I have a small piece of advise for a gentleman who has received the attached letter. Please inquire about the availability of alternate project( Name & Sector) and current prices in Faridabad as you are willing to live in Faridabad only.
Sooner they write you back about the current prices you are at a liberty to file a case for compensation at a current prices quoted by ERA( ADEL) or 18% of compounded interest accumulated on your investment ( Which ever is higher) along with the harassment amount.
I am sure court will deliver justice in your favour.
Also you are humbly requested to act faster instead of having emotions on your investment or house. Please file a case in court before ERA is declared BANKRUPT.
Please do not panic with my words but the BANKRUPTCY may come true any time in future.
Take care and act fast.

प्रियांक को पता हे की OC मिलने में बहुत टाइम और पैसा लगेगा क्योकि पहले कोर्ट केसेस सुलझाने हे उसके बाद DGTCP haryana के खिलाफ केस को सुलझाना हे , उसके बाद जमीन खरीदनी पड़ेगी, लाइसेंस की फीस भरनी पड़ेगी, हो सकता हे गवर्नमेंट कोई पेनल्टी लगाये , उसको भरना होगा , अभी तो चोरो की सरकार का राज हे हरयाणा में कल इलेक्शन हो जायेंगे पता नहीं कैसी सरकार आ जाये ,नेता ,जजो, पुलिस, सरकारी महकमों को , कोम्प्लैनेन्ट्स को सबको पैसे खिलने के बाद BPTP को पैसे खिलने के बाद, यानि सबको पैसे ,खिलने के बाद ही जब सबका पेट भर जायेगा तब इस को OC मिल सकता हे,

इस वक्त तो एरा के पास अपने कर्मचारीओ को तनखा देने के पैसे नहीं हे , जो भी प्रॉपर्टी हे वह कोर्ट केस में फसी हुई हे , SEBI ने रोक लगा राखी हे कोई भी फ्लैट तक बेचने की पढ़ो - http://www.sebi.gov.in/sebiweb/home/det ... s-Limited-

क्या कोई समझदार चालाक BUSINESSMAN यह सब करेगा , कभी नहीं हाथ उप्पर करके खड़ा हो जायेगा मगर ये कभी नहीं करेगा, वो भी कस्टमर्स को फायदा पहुँचाने के लिए कभी नहीं .

We all are at mercy of builder, with single sided agreement and clauses. In today scenario, we have not much option.
1. To exit from project with loss
2. To wait and hope for geeting delayed project
3. To launch FIR, fight criminal case in courts and build pressure to get settle out of court.

Every individual have liking for different options, but in ultimate they want to have profitable, sensible outcome (to have unit).

This "no ones" land is ultimately of BPTP as per record, and OC would be given to BPTP only as per DTCP rules. As mentioned BPTP is also not getting OC in their other project because of this running issue. Ultimately court would ask to get settle between BPTP, ERA and DTCP; to protect the interest of buyers. It might delay the whole process but not to get waste the constructed and under construction projects.
In my opinion, the criminal case against ERA have been more hurdle and delaying whole process.it might get smoothly passed the process of OC, Registeration if there was not cases going against them and if ERA has not did blunder in almost all project.
I perceive (with hopes) longer delay in high rise, rather than cancelling of project.

Dear Sir Nuclear Energy can solve our countries power problem as well it can produce Atom Bomb to destroy the whole world. Internet is Ocean of knowledge for some and addiction for others leading to suicide.

So everything has 2 sides in this world and when we all look in the Past we realize what & How we should have done. If we had done this or that it would have been good. This is Human nature,

It was unavoidable for sensible persons when they came to know that the Builder has no Land or License in its name and filling case was fully justified and now those who have filled case are at a advantageos position. Everybody knew about the case being filled, but only miniscule no. of Buyers came forward and they will be the Lucky beneficiaries.

Running away from facts is not going to make our life easy. The fact here is that ERA in collusion with BPTP & DGTCP is making this wonderful place a hell.

Most of us are much concerned only about the monetary aspect of events. If the builder escapes liability more will be enticed to take up deeds like this.

However, we (ones who fought/fighting the builder) could not digest the fact that someone has cheated us. We wanted to teach him a lesson and ensure that we get our dream home legally and with the compensation we deserve.

We need/needed shoulders to share the burden but no one came forward. But, now when someone is spreading rumors, suddenly, there is a lot of hue and cry.

We are well aware of the agonizing process of Judiciary. Most are corrupt and few are honest. The builder is using all means to gain from this ridiculous setup. Even our councils’ whom we call learned councils’ are traded by the opposite party.

This is part of life. Though, can be rectified.

One can change this only if we stand up united and pool funds and resources to resist what is wrong.

That above is FACT and I know our instinctive setup will not allow us come forward and spare a few moments of our lives for the betterment of the society and the environment around us.

This is just a beginning of the horrors a true honest resident will face. There are more to come even if you get the possession.

We have made the builder powerful and confident enough.
WE ALL (ENDURING) WILL GET OUR HOMES ONLY IF THINGS GO RIGHT AND THE BUILDER REMAINS FINANCIALLY POTENT.

BUT FROM HISTROY IT SEEMS THAT THIS BUILDER HAS AND WILL HAVE TO SHELL OUT HUGH AMOUNT OF MONEY TO SATISFY THE COURT AND BUREAUCRACY WHICH EVENTUALLY WILL LEAD TOWARDS BANKRUPTCY AND WE WILL BE THE ULTIMATE SUFFERERS. SOME OF US WILL BE ABLE TO OVERCOME AND MOST OF US WILL HAVE TO TAKE THIS BURDEN FOR THE REST OF OUR LIVES.

Dear SIR there is no Option for the complainants but to Go for the Kill. To compromise means to pass the advantage that you have in the hands of the Builder. In this case , Compromise means end of story.

Just as you say that some persons got sold out, You should prove the world that you will not be sold out, CAN YOU GIVE IN WRITTING THAT YOU WILL NOT COMPROMISE WITH THE BUILDER IN WHATEVER FORM TOGETHER OR ON INDIVIDUAL BASIS. AND YOU WILL SEE TO IT THAT THE BUILDER GETS THE LICENSE IN ITS NAME ALONG THE OC FOR ERA DIVINE COURT.

I agree with Sashmer that we should unitedly fight against the builder as this is our Hard earned money and we should not allow builder to run away with this. We all must have seen courts verdict on supertech, which is an outcome of unity

Could you please advice who are the members who have being fighting this legal case against Era?
How could other member join this battle or they need to file new case?
What is the contribution expected from members to pay.. just an expected figure?
And most importantly, who would be the leader of this team,
And whats expectations on time contribution, like me many other would be there, who would be not on proactive on front runner on legal battle on time contribution as profession does not allow much flexiblity in time even for personal.
Who is the lawyer who have been fighting existing case?

Would really appreciate, if you could give some info so we could explore joining others who have already opted legal way.
