People who have a flat in T-1 with Unit 1 or 2 (e.g. 801, 802, 901, 902...) is there a PLC applied in your allotment letter? I have a similar unit and there is a PLC. I was keep on enquiring from RPS from past year or so and their response was that "at the time of possession, if we find that there is no park built then it will be reversed". However, on visiting at the site today, it seems there is a open Parking being built and along side there would be small green area. Friends, this is just to take the PLC without having a park and not justified. I'm not prepared to pay this and ready to move to legals.. are you willing to join?

Mr Mk, you are absolutely right. i am having similar unit in T1 and got to know today that there is a parking in front where it was supposed to be a green area. let us join together, there is no sense to pay for what we have not benefited.

Hello Mr MK,

Do you have any idea about the T1-1008 unit. Is it a park facing? I got my allotment letter today and surprised with the final bill.Even RPS did not consider the late delay charges which was there in buyer agreement.
Could you please help me as i am out of country now a days.

Hi,

In the possession letter RPS has charged Electricity consumption charges of 6k and Prepaid meter card deposit of 50k? What exactly are these charges? Is it some kind of security or will they be adjusted against actual usage of electricity?

For the registration they are charging 3% on the 3700 psft since its a resale flat. Have others also paid the same?

Also want to know what is the current condition of electricity and water form the people who are already staying in the towers where the possession was given in the past?

When did u get the offer of possession Anuj? Is it for the new towers RPS just got the OC?
If possible please share the detail of due amount/charges with us.

This is for T1. Other than the charges mentioned above and the known payment at the time of possession, there is EEC and FFC of 129 psft, meter connection of 17500 and labour cess at 12 psft.

I am most concerned about Electricity consumption charges of 6k and Prepaid meter card deposit of 50k.

Bank guarantee also has to be provided for VAT as its still not finalized.

For 3+s bhk 4% increased area as1791 to 1862. No idea for other tower. If any information for tower please share.

Dear T1 unit holders, got the possession letter on saturday. Hope all other unit holders also got the possession letter. RPS has charged EEC and FFC charges @ Rs 129 per sq feet, Rs 50000 for pre-paid meter card deposit and other small small charges. Wrote a mail to RPS to know about Rs 50000 (if this is refundable or would be adjusted against future maintenance & electricity charges) also asked about some internal working of Rs 129 per sq feet charges.

Over and above all these, big matter is about Rs 5 per sq feet, per month delay in possession penatly on builder as per Builder buyer agreement. have asked from RPS on this matter and response in awaited. Builder buyer agreement clearly mentioned to offer possession within 36 months from the date of agreement exclusive of the time taken by competent authorities for issuance of completition certificates/ OC etc. Don't think that it is on fault of competent authorities as reason of delay seems delay in construction by the builder. let us join together to ask for this penalty which should be imposed on builder.

Hi All,

I have send a mail to RPS regarding the penalty but did get any response. I was trying to contact them through phone but its going on voice mail. I think they are doing intentionally. If you guys find any update please keep post it .

Is there anyone who is actually fighting a case with RPS?

Am ready to file a case.. have two units purchased in 2006... however I need a lawyer who charges on success...
