I wanted to share with you that today I have received the posession letter for my flat in 2nd floor of Aurora tower in Omaxe Heights. I was expecting a demand of somewhere around Rs. 80000/-. I am shocked to see the demand of Rs. 241030/-. The reasons are as follows.
They have increased the built up area from 1165 sq. feet to 1217 sq. ft, therefore an increase of around 52 sq. feet @ Rs. 1350/-. When I called them up they said that 1165 was a tentative figure and they have arrived at this figure after final calculations. I wonder till the last demand, this calculation was 1165 sq. feet.
EDC amount has been increased from Rs. 174750/- to Rs. 200805/-. I assume that they have no control on this.
Common Podium Terrace area cost Rs. 20790/- (38.5 sq. feet x Rs. 540/sq. feet). A new development. They are saying it is a common area for use of everyone.
Meter connection charges at Rs. 27900/- seems to be on higher side.
They are ready to adjust the penalty @ Rs. 5 per sq. feet per month for delayed posession after 36 months of the date of agreement, although there is no mention of this in their letter.
