Hi All,


In last few months we had donelots of communication to builder but there is no response from SRS. So, we havedecided to meet All SRS Residency members and plan our further action, Kindlyjoin us to discuss Final action points on Dt: 9th April 2011 @Town Park(Near SRS Mall), Sector -12, Faridabad. It is very important to meet all of us becauseit’s a final call to decide what next!!

Lets meet all and discuss the pending issues.

Few points I would like to draw your kind atention:

1) What about the charges we paid under IFMS head? What will happen to this money?
2) What is actual loading of SRS Residency 2BHK flats, is it 25% (as shown by the builder in the agreement) or more?
3) Will they charge Meter connection fees in the future as most of the builder are doing it.
4) What about the delayed penalty clause of Rs 5/sq.ft?

Updates on SRS Res. Owners meeting:
1. Members discussed each pending grievances related to SRS residency and decided to meet SRS official with written signed letter (copy is attached).
2. It is decided to promote and collect data of those owners who wants to shift in next 1-3 months and compile the interested members list. It will help us to identify day to day basis common issues and arrangement of possible solutions like school van for kids, vehicle arrangement for grocery purchase, security etc. Members interested to shift soon can send their name , flat number and tentative time to shift at this forum reply or on mail manish.gupta@myfaridabad.in.
3. It is collectively decided that for delayed penalty we should must pursue consumer court route post possession (which is possible before 2 year after possession) or pre- possession based on member’s interest who have time to shift in flats. It is also decided that 3-4 core members will seek lawyer opinion and draft the case filing and we will file case in Delhi consumer court. Every individual can file for delayed penalty amount till he gets physical possession, rent paid till that time, litigation expenses, mental harassment etc in consumer court and there are plenty consumer favorable court verdict on net or with Mr. Narendra Chabara/Sumit Narag/Vineet Kumar etc where court has granted penalty and interest post possession. For details you can contact any one of them or above mail id.
4. Members have meeting with Mr Arora at SRS Sec 12 office; he is requested for delayed penality adjustment which he flatly denied as usual. He promised to arrange meeting with Mr. NanankChand and Mr Singla by next week in lieu of Mr Jindal(MD) for whom only members requested to meet.
5. We also had talk with Mr. Arora regarding registry of flats who have taken possessions or taking soon, those interested members we need to compile data. Members interested please send their details at manish.gupta@myfaridabad.in. We can only press for registry to SRS if we have good number of people in batch and so the guys who needed it for company lease purpose etc send their confirmation on above mail id.

6. We verify and read the Occupancy certificate received by SRS on 6th April 2011 for tower C7, C8, C9 and B2, the members who have hold the final demand due to availability of OC are now requested to clear their due if they wish so & take possession and file case in consumer court which is very economical and viable option, even we can fight our case w/o lawyer if our papers is in order,.

People are requested if they are being charged any interest from SRS,they are advised to ask SRS to raise revised demand letter and show interest on that(not on plain sheet) before making payment.This will help them in consumer court litigation.

Hello @ SRS Members,

I seen your MOM of 9th April'11 meeting.

I would like to add some thoughts for your fight against SRS (though I'm not SRS member).

To update you, there was news in Dainik Jagran on 12.4.11 that SRS coming with IPO and got Approval from SEBI.

(News Clipping is attached herewith).


I would like to add that Now you can go for Police Station, EOW or even to SEBI and can submit your grievances to them.

I lhv learnt that If any single case is pending against any Company then they can't come with IPO and they need to submit justification and counter action against all complaints.

So now, its your turn to hard hit...and I'm sure SRS mgmt will listen to your complaints and they will try to resolve all issues before going to Fund raising through IPO.

So lets more and more peoples to join your group.

This way ,at least, you can put some pressure on SRS mgmt.

So ...now get ready for action..

SRS Residency Residents & Owners meeting on 1st May,Sunday

Dear SRS Residency Owners and Residents,
Greetings!

It is quite a long time when we had last met, introduced to future neighbors, discussed or shared common issues, planned future action etc. Post Occupancy certificate availability, almost everyone has paid the final demand and rests are waiting to reopen their loan a/c from financial intuitions. Few families of us are already shifted to their flats and showed a courage and way to others to come forward and plan for early shift. I must welcome all such families and residents who have taken first initiatives to shift despite all hiccups and problems in infrastructure, poor connectivity, lack of basic amenities, security etc and they are really worth to salute and trendsetter for others.
This is the reason that few of us put our best efforts for whole day on last Saturday to meet honorable CM recently for demanding quick development based on short term and long term approach for existing and future residents. A follow-up meeting with DC is also planned this week probably on Friday and I must invite and request existing residents to come forward and join meeting to share their plight with highest district administration.

It is now right time also to schedule a meeting of SRS Residency Residents (Current/Future) and Owners to get our momentum back and discuss on below items:-

1. Warm Welcome to family who have shifted there.
2. Gather data about new members who are planning to shift soon in next 1-6 months.
3. Site Visit for common facilities and readiness of flats. Check work in progress for other towers
4. Experienced sharing of current residing families, their daily problems and possible solutions.
5. Discussion for forming RWA(Resident Welfare Association).
6. Volunteers (Nominations) required for executive committee and office bearers for RWA .Interested members are requested to carry 2 self attested photocopy of (a) Photo Id proof (b) Address proof (c) Possession letter copy. You can also confirm your consent on email if you are preoccupied. We would like to welcome active participations of current residing members or those who are planning in next 1-6 months.
7. Data gathering of members who are interested for sooner registry of their flats.
