This has reference to trail mail. We would like to inform you that we have successively handed over the physical possession of the various tower such as RITZ, HIGHCLIFF, SCOTIA, ICON, LIBERTE, ELSA, MPORIS, EMPIRE, PETRONAS, SEARS, EQUATOR and other Towers.

Regarding the possession of the OSCAR tower, be informed that we shall issue the offer of possession tentatively by the end of Mar’12. Any information in this regard shall be conveyed to you accordingly.

According to the news i have Omaxe is releasing the offer of possession letter for 3 Tower (all 3 BHK) i.e.

GENEX
MARC

End of Febuary 2012.

And subsequently they will work on rest of Tower.

Hello,

Yesterday i.e. 28/02/2012 i receive the possession letter from Omaxe for 3BHK flat in MARK Tower.

Although I didn't feel convinced with few point points mentioned in the letter :

:- W/o increasing the flat carpet area they increase the super area from 1475 --> 1574sq.feet

:- They pay me the penality only for 1475sq. feet as they the increase area is applicaple only from now and not previously.

:- On requesting how they reach this figure 1574sq. feet super area they don't have any answer, they say they are yet to
recieve the measurement criteria from architect.

And many other such hings.
But as i need the flat i didn't argue with them as i sense there is no point contiuing discussion with them.

Hello Rajesh,

Increase of 100 sqft / flat seems too much and if we multiply it with number of flats then the total increase would be quite high. This can only be justified if the total plot area has increased substantially. Reducing the size of generator room, society office or other common facilities would not yield that much of additional space.

If builder is charging additional money for increased area then he should pay penalty on that as well.

We should definitely get the original and final measurements of the entire project.

After getting query on phone i realise that what i got is offer of possession and not possession letter.

Possession letter will be what when i will get the keys of flat.

Which is not a case now.

In this letter i have been asked to pay the remaining amount with builder so that they can do the finishing and offer me the key( for registery i am not sure if it is mandatory or not before taking the posession)

Dear all 3 BHK allotees in Omaxe Heights (Sec-86),

This is with reference to possession of 3BHK, yesterday I called up customer care and they infomed that possession of all 3BHK flats shall be given by May'2012. Although this is good news for all the allotees, but we need to clarify for the following from Omaxe:
- PENALTY - whether same is payable by Omaxe on increased area or as per old tentative area. If same is payable as per old tentative area, kindly specify the reason for same. Further, we need to check with 2BHK allotees about penalty and where there area of flat had been increased by Omaxe
- REGISTRY - whether keys for the flat will be hand over after payment of full n final amount to Omaxe or after deed is registered in favour of buyer
- AREA OF FLAT - Basis of arriving on revised area

Now Omaxe is saying, OSCAR tower posession offer will be given by the end of July, 12.

I called up Omaxe for possession in Victoria Tower and they informed me it's going to be by next month, which I hardly believe. When asked, they also informed me that the last demand will be around one lakh and the interest of delayed payment, if any, when the possession will be offered.
Can somebody, who've got possession, explain the amount and details of expenses at the time of possession including registration?

Now Omaxe Customer care is saying, 3BHK will be delayed by 3-4 months..
Lets see what they say after 3-4 months..

Any idea about the Possession of 3 BHK Towers offered by Omaxe till date and by when the possession of the remaining 3BHK will be completed.

What is the new area for the 3 BHK Flats offered for possession against the 1475 sq. ft. at the time of booking.

What are the other charges being asked at the time of possession which are not there in the BB Agreement.
