The official public policy notification when released, will impact thousand of families, and each family going to save several thousands... This is just a first step, which reiterates.. Even on locked ears if you continue to shout.. some noise reaches in which can create impact... Now that choked ears seem to be opening up... together we need to continue with the efforts for lot more steps which need to be taken

GFWA still have a long way to go and hope many more forum members join hands and contribute to our common cause.

Re: Congrats! HUDA waives retrospective interest on enhanced EDC

Postby yadav_ajay » Sat Mar 10, 2012 9:11 am

Friends,

Let me define this Interest part waiver in amount..

For additional Demand of EDC by builders, about 20% is this Interest part.

Suppose, if builder demanded Rs 125/- Per Sqft as additional EDC, then take out approx Rs 25/- from that amount.
Now multiply that saving with your Flat Super Area, that would be your net Saving.

In Case of plotted development it would be reduced by aprox Rs 300 per Sq yard.

Summary:
Case 1 : Apartments (Flats)

Impact/Saving : Rs 25 ~ 30 per Sq ft ( Minimum Rs 30K per Unit Saving for 2 BHK)

Case 2 : Plots
Impact/Saving : Rs 294 per Sq yard (based on Calculation Provided by BPTP)
Approx Saving of Rs 74K for 250 Sq yard Plot.

This all your saving is the result of efforts of team GFWA.

Further development and announcement will be updated in the GFWA exclusive section.

So, pls join us and be a part of team GFWA.

This is really a gud saving and this happened only because of selfless efforts put by GFWA core / working members..
Thanks a lot..

Please let us know whenever there is any update on HUDA/DTCP sending this notification to Builders. Unless Builders receive this, we can not have any meaningful discussion with them....

Cheers,

It is indeed great effort by GFWA. Thanks for selfless efforts and congratulations for the big achievement.

I have one question over ""INTEREST From 10.1.2009 to 25.5.2011 on Difference EDC only" for Rs. 6.04 Lakhs per Acre out of Grand Total of EDC + EEDC Rs 45.79 Lakhs per Acre??"

Is it that HUDA/Builders can still charge interest from 25.5.2011? Looks like so... But I am very hopeful that in our next hearing of case in May, the entire new EDC will be waived off and hence no question of interest at all..  :hap2:

Congratulations to GFWA for the start of results of their splendid efforts. This is only the start of the inning of our 20-20 match with HUDA and other authorities. This is the first four by GFWA. Many more fours and sixes will have to be scored to win this match. This is the reversal of interest on enhanced EDC. The next step should be the reversal of Enhanced EDC itself which has been thrust on us for no fault of ours. The government takes no time in compensating the farmers on all their revised demands because the Farmers are seen as a force. Now GFWA has also become a force ! Good News for all the residents and investors of the Greater Faridabad who have been battered and slaughtered only till date !

if an acre contains 4840 sq yard the simple calculation is 4840 multiply by 0.55 =2662 then 45.79 lacs divided by 2662 so the edc will be rs 1720 per sq yard in 2009 . the main thing is that we are also paying edc of the area which is going for master roads in some of blocks there is no parks the area efficiency is more than 55 % because of master roads all the members surprised to know that more than 50% of master road is coming up in land provided by builders free of cost means we pay for land and also for development

Friends this is really an achivement & sincere thanks to all the active members of the GFWA who have been consisting putting in their efforts. :hap2:

Here I would like to share an experience: Yesterday I was watching Crime Patrol where this episode focused on and incident of a village in MBD, where the thakur & his son miss uses their power & contacts and treat the villagers badly. The villagers being poor & helpless dont raise their voice and this gives boost to the thakur & his son to do whatever they feel like. In this NASHA of power his sons takes a drastic step to rape a girl & kill her. On his arrest he is confident that he will get out with ease and without been found guilty. The police, the system all becomes helpless when it comes to power, that what happens. The guy is released by court & is not found guilty.

Then the brother of the girl tries to unite the villagers and explains them if we all get united NO POWER will work, then it will only be our UNITED VOICE that will be heard. He makes it possible by uniting villagers to throw away the Thakur & his family from there, to finally live in peace.

Friends I have shared this story on this platform just to make everyone realise "UNITED WE STAND, ALONE WE FALL". Please stay united that is the ONLY strenght we have.

Also would like to share another good news, yesterday I happened to go to Neharpar Area- the road work has been started and now you can really feel things are moving in the area.

Wishing everyone a peaceful & healthy living in that area. "AMEEN"

Thanks Vicky, you said very right things. It is only unity of Neharpar people which can give ample pressure on authority and administration which started ball rolling in right direction,GFWA strength only lie in Forum people and all Neharpar homebuyers and investors.Still long way to go, I am sure TOGETHER WE CAN!

For Omaxe Heights, Faridabad an amount of 540 Lakhs has been charged as Interest which when applied to an area of 22 lac sq feet comes to around 25 per sq feet.

Also original EDC charged by Omaxe i.e Rs 150 + 15 need to be questioned as original EDC does not come out more than Rs. 130 sq feet.
