Welcome.

I'm also holds 3BHK unit in B1 Tower.
We are having same issues as your raised.
We sent list of issues to Uppal Team and there were chain on mails, but there was no reply from Uppal side.

and about possession, they are keep saying that it will start in Dec'11.
But seeing the current progress, it seems very difficult.

For the same we are meeting Uppal 's Team tomorrow.

If u would like to join us, pls revert back.

Also, I request all members of Uppal's Jade/Summar Plams Project to come forward.

Welcome to '"Summer Palms" community.
Yes, earlier in all their communication they were saying that possession will be given by Dec'11.

But now they are saying it would be Mar'12.
I visited the Site on 30th Oct'11, and after seeing the progress, it seems mar'12 as difficult.
It is going to take more than 6 ~ 8 months to complete the whole project.

Well we had a clause of some penalty if the flats were not delivered in time...cant we exercise that?
One more thing..we have invested in this flat for 3 yrs now...do you guys see any gain in terms of the rate...i am pretty much in very little touch because of my schedule....

Hi Manish,

If you read the Buyer agreement, then you will find that Builder not mentioned anything about the delayed penalty.
But many time we had sent mail to Builder for the same. But all in vain.
It is more than 3 yrs (I made booking in April'2008), but as per Builder they are considering 3 Years from start of construction i.e Dec'08/Jan'09.
As far as Price is concered, not much apprication.
Prices are not moving up as the whole area of Greater FBD is seems to be dead investment to fresh buyers.
There is no Roads, not electricity no infra from Govt side.

So, you all Uppal Jade members are requested to pls join us on 13th Nov'11 for Protest against Haryana Govt and District administration for neglecting the development of Gr. FBD area.

I am also booked in B2 Tower and recently have paid third last installment (90%) a had a long discussion with Umang regarding possession, their statements clearly shows ignorance attitude and they actually do not know when they would be in a position to go for completion certificate but are confident about March End April possession. Yesterday I have visited the site and in no imagination it could get ready by Sep-Oct 12 provided they work in a fast pace.

Do we have any options/way to pressurize them?

Can you pls tell, with whom you had discussion in Umang and what is commited date of the possession.from their side?

About a month back, I had discussion with their Customer Care head and as per him 2 ~ 3 towers (C1, D1 and D2) are likely to get possession Letter by Mar/April'12. Rest will be within 6 Months (Sep/Oct'12).

have you discuss delay penalty with them??

Yes, we can pressurize them. for that we need to be united and put our point storngly.

In the past also, we have taken many issues with them and had nos. of meeting.

You can be part of our group and can give inputs for the issues need to be taken with Umang.

I have a flat in B1 tower. I spoke to their customer care head & he communicated they are going to handover 2 towers around June/July. These towers are almost ready. While 2 other towers around Sep/Oct while rest of all towers around year end. B1 would be in last phase.

Hi All,

Today, I along with three others who have booked flats in Summer Palms met Sr. Officials of Umang Realtech. In the discussion they highlighted that there were several challenges which have delayed the construction. They will apply for the partial completion certificate in May. They are planning to give possession of D2, C2, and B2 towers in june/July while the remaining towers in Aug/Sep and Oct. By diwali, hopefully they will give possession of all the towers. They are expecting that HUDA will complete the road infront of Summar palms by Dec 2012. If not they have plan B ready i.e. development of the existing approach road.

If we together follow up with the builder on the development of the construction work, we will soon get our flats. I will post information about the next meeting that we may plan in coming months and expect that you will join us.

Hi Kaustubh,
I am not going by what Cdr Jerry and Nadeem communicated to us during out meeting on Saturday. My impression is that Tower D2,C2 and B2 are the towers first in line for possession but not before Sep'12. Actually it will not work for us anyways if drainage, Electricity and roads are not ready, which will any how take at least 6 - 8 months to start getting shape also keeping in mind rainy season underway, the possession and we shifting there can only begin sometime late this year or early next year if no further technical problems underway.
