All the members present were from RPS Savana (Jayanta, Amitav, Sonika & Nitin)

Updates were provided to the members about the meeting with HUDA administrator. We mainly discussed our next meeting with RPS Group which we are planning to schedule on 18th or 19th October.

1. Sanjeev Ji will faciliate registration of association. This has now become necessary as builders are very smart and they have already registered an association with name "New Faridabad Builders Association"

2. We will meet our respective builders as early as possible.

3. We will file RTIs to DTCP for our respective builders to get initial approved layout plans, EDC/IDC deposits etc.

Minutes of Meeting

Please add if I have missed on names,

1. As an immediate task, Both Piyush Heights and Savana associations need to get registered. Mr Sanjeev and Mr Gaurav are working on this direction for Savana

Mr Dheeraj will be working with Piyush Heights members

We also need to explore on the names of association, Savana Welfare, Savana Allotees Welfare, etc

Going by the track record of RPS, they may raise objection for us to do anything with Savana, despite the fact that its all our money.

Action : In case people have some other suggestions or creative names, please revert back.

2. There is a requirement of minimum seven people in the governing body, Following names were discussed and agreed upon in the meeting for RPS Savana.

We also explored on challenges and tactics RPS may do, considering Jayanta and Sonika do not have apartment in their name, We need minimum 2 -3 more members (prefrebaly from NCR) who have bookings on their name and would be willing to do an active contribution

We also need minimum one more person who has residence in Faridabad.

Action : People who would be willing to volunteer, Please share their names ASAP (Preferably EOD 3rd Novenber 2010)


3. The bare minimum we need to collect before starting any action is 2.5 Lakh. It was suggested that members may be reluctatnt to contribute 10-15K amount and we should initially gather smaller contribution to begin with.

4. We really need to start expanding our forum, Currently only 15 of us have put this in our Facebook profile, There are large number of social collaboration tools, which we need to leverage to increase our web presence, If each one of us gets even two more new members registered, We can easily cross a thousand people by this year end. This may have a lot of benefits

5. A formal complaint would be registered with DTCP officials, Sanjeev is working on creating a formal draft of the complaint.
Considering that people are spread across the globe, It may difficult to get signatures in single complaint letter, We are exploring options for capturing mass complaint letters, Which may be required at later stage

Vineet, Sanjeev, Seema, Rajeev, Dheeraj, Gaurav, Raja, Anuj participated in call. Call lasted for about 1 hour.

Here are updates and next items of action

1. Successfully achieved milestone of sending complaint letters to DTCP office in Faridabad for Piyush and RPS. DTCP officials have received our complaints positively and are ready to act as arbitrators between consumers and builders

2. Successfully achieved milestone of registering complaints to Economic Offence Wing (EOW). But, much more help is required. Please contact Sanjeev Aggarwal/Seema/Gaurav for the same

3. Successfully sent content for many Greater Faridabad projects and Interview quesions for HUDA Administrator and DTCP for publication in newspaper

4. Discussed how to pursue now a Legal Case and meetings with DTCP and EoW. Sanjeev indicated that many terms in buyers agreement are ambigous and against Haryana laws. Agreement can be proved to be invalid in Courts.

5. Discussed how the builders are hand in hand with architects to display totally false and deceptful layout plan at time of launching project. Initial layout plans given by builders are in total violation of Haryana laws.

6. Discussed that if builder is delaying the project, then he must inform all buyers in writing about the delay and reasons. Otherwise, builder quoting circumstances later for delaying the project are invalid and not acceptable

7. Discussed requirment of having 10% area reserved for primary/nursery schools in Group Housing Societies that DTCP quoted. We all agreed that having primary school/nursery school is in accordance with Haryana Urban Regualtion Laws but :

a) Nowhere in any Haryana Act of law, percentage is defined.
b) Builder can't sell land allocated for school.
c) Requirement of having high school/college does not exist in law.
d) Sanjeev wondered whether we can classify our Group Housing Societies locations as Urban?

Now, groundwork has been done and we have reached a very important stage of our movement. We request hep and co-operation from all.

Minutes of Meeting held on 5th Dec.

5 people attended the meeting with representatives of RPS (Sector 88), SRS (Sector 87) and Piyush (Sector 89), Faridabad.Meeting lasted for an hour.

Points Discussed:

1. Sanjay informed that documents have been submitted to Director, DTCP Chandigarh (Haryana).

2. All agreed that builders should allow site visits so that customers can see the progress on ground. Not allowing site visits is illegal

3. Sanjeev raised a point about not giving next payment unless builder shows some good progress on ground

3. Elvis raised concern about penalty clause and group discussed various ways of handling.

4. Elvis informed about his builder giving possession without obtaining occupation certificate. Dheeraj suggested that builder can always get partial occuptation certificate and only after that, we should accept possession

5. Dheeraj suggested since HUDA again has gone into lazy mode, we should do a follow up meeting with HUDA administrator. Group agreed

6. There were other general updates that also got featurd in talks
