MPD 2021 to allow 50% more floor area ratio for redevelopment of plots

New Delhi: The Master Plan of Delhi (MPD) 2021 allows an additional 50% floor area ratio (FAR) for redevelopment of plots but the extra space allowed will have to be used for building extra rooms and enlarging existing rooms, according to a Delhi Development Authority (DDA) proposal.

This proposal, among others, were approved as part of the MPD’s review, in the authority’s meeting on Thursday. The proposal says that the number of dwelling units would have to be proportionate to the increased FAR.

Guest houses that existed before February 7, 2007, will now be allowed to operate even if these are built on adjoining roads that are narrower than 9 meters in special cases, provided there are clearances from the fire department.

DDA proposes to allow allotment of additional land adjacent to the existing petrol pumps for augmenting CNG facility. Oil companies have been continuously asking for allotment of additional strips, which may be available, for CNG booster pumping stations.

Plotted double storey flats that came up before 1962 will be treated as residential plots. In case of reconstruction, the landowning agency will provide an NOC for sub-division into two equal plots for sanction of building plans. This, however, will only be applicable if the total redevelopment scheme is submitted by the area RWA.

It was proposed in the meeting that the MPD 2021 will be treated as a sub-regional plan for the national capital territory, Delhi Sub-region. The Delhi government, in consultation with adjoining states will review the inter-state connectivity issues and provide inputs for incorporating into MPD-2021.

All the MPD amendments approved on Thursday, except for the proposal for petrol pumps, will be notified for public objections and suggestions.
