Residential-cum-commercial complex to come up at Ghitorni

A sprawling residential-cum-commercial complex at Ghitorni near Mehrauli is being planned by the National Buildings Construction Corporation Ltd (NBCC). The project may even include apartments for sale to the public if the proposal gets the government’s approval.
NBCC recently signed a memorandum of understanding (MoU) with Central Public Works Department (CPWD), wherein they will be allowed to develop a 2-crore sqft of land at Ghitorni.
“Around 20 per cent of this land will be used for commercial purposes, while 70 per cent will be residential. Of the residential portion, 20 per cent may be open to sale to government and private parties. The rest will be used for developing other facilities,” Anoop Kumar Mittal, chairman-cum-managing director of NBCC, said.
The project will be similar to the model adopted by Delhi Development Authority (DDA) for its portion of Commonwealth Games Village flats in West Delhi, which it auctioned off.
“We want to begin construction in this financial year. Cabinet note is ready and it generally takes three months for approval,” Mittal said.
The built-up area for the project will be 50 to 60 lakh sqft and over 100 towers will be constructed in the area. The complex would include flats ranging from one to five bedrooms. NBCC said starting work on this project would be easy as the plot was lying vacant.
For better connectivity, NBCC said they would look at constructing an underpass connecting the complex with Mehrauli-Badarpur Road. “While the land belongs to CPWD, the planning, designing and sale of the property would be done by us,” Mittal said.
Besides this, NBCC is also planning another residential-cum-commercial project of 2,000 units in Ghitorni on a plot it owns.
Speaking about the re-development work in East Kidwai Nagar, which earlier had government quarters, Mittal said the project is worth Rs 5,000 crore.
“This is a self-sustainable project and booking for Rs 4,000 crore has already been made despite the slowdown.”
Work on the project, which includes 400 houses to be given on a 30-year lease to government and PSUs, has already begun.
