According to the OMAXE Handover department, they have released the letter of possesion for Arora & Eureka Towers.

It is really a Good News after a very long waiting time...

I would request to all of the Owners of the OMAXE Heights, be continue to update the status on this forum.

I have got the new demand letter from Omaxe for my apt in Victoria... anyone else got the same??

Possession has been started. One of my friends has received the same for Aigburth tower.

I have already paid 22.72L & now Omaxe is asking me 4.7L on completion of flooring . Amount to be paid after this payment will be 90K at the time of possession . As per agreement , Omaxe had to give me possession in Nov 2009 & expected possession is in Dec 2011 . As such penalty amount will be 1.77L . Please advise what should I do ?

I wanted to share with you that today I have received the posession letter for my flat in 2nd floor of Aurora tower in Omaxe Heights. I was expecting a demand of somewhere around Rs. 80000/-. I am shocked to see the demand of Rs. 241030/-. The reasons are as follows.

They have increased the built up area from 1165 sq. feet to 1217 sq. ft, therefore an increase of around 52 sq. feet @ Rs. 1350/-. When I called them up they said that 1165 was a tentative figure and they have arrived at this figure after final calculations. I wonder till the last demand, this calculation was 1165 sq. feet.

EDC amount has been increased from Rs. 174750/- to Rs. 200805/-. I assume that they have no control on this.

Common Podium Terrace area cost Rs. 20790/- (38.5 sq. feet x Rs. 540/sq. feet). A new development. They are saying it is a common area for use of everyone.

Meter connection charges at Rs. 27900/- seems to be on higher side.

They are ready to adjust the penalty @ Rs. 5 per sq. feet per month for delayed posession after 36 months of the date of agreement, although there is no mention of this in their letter.

I look forward to your thoughts on the above.

We intent to take up your issue and submit with Memorandum on 1st March (Tuesday)protest to senior government official. Also there is time slot for each builder related issue on protest day, would welcome if someone come forward and fwd his/her name.

is this 52 sq ft increase there in carpet area or super area or both ,Please confirm .
Yes, its shocking to know the demand letter 3 times more than expected.
Anyone checked the construction quality ?
I am sorry ,asking this question as I am abroad otherwise I would have gone there and checked myself.
