SRS can’t take forceful undertaking in lieu of penalty adjustment
1. DC has taken serious note on pressurizing by builder and at the time of possession, taking sign on forceful undertaking to forgive penalty in lieu of Rs 9390(6 month free maintenance).DC has immediately instructed to DTP to issue show cause to SRS and advise home buyers to not sign on any such documents and complain immediately to DTP and copy to DC by registered post with proof of your final payment and your issue.
DC said-“No one is above rule of law and no builder can force to sign any illegitimate documents to homebuyers.”

2. DC said every builder will have to honor the penalty contract as per agreement and if builder is charging 24% interest to buyers, with same formula they need to return/adjust penalty to home buyers with bank interest. Under DC instruction and pressure Omaxe, BPTP, Piyush immediately promised and agreed for penalty refund.
DC clear action and instructions revived hope to SRS buyers to get back penalty amount and so those who have not taken possession are advised not to sign on any forceful undertaking and lodge a written complaint with DTP and copy to DC for your concern and demand of penalty from builders.

3. Those who have taken possession and compelled to sign on forceful undertaking to take flat possession/shift flat, we are still fighting for them and for their penalty amount refund which is very substantial amount . For 2 BHK it is 1,43,440 and interest 63112=2,06,552 and for 3 BHK, it would be around 171270 + 73357=2,44,627.

4. Every buyers should write your individual complain to DTP and copy to DC asap.

Once you send your complain, please send scanned copy on mail for GFWA records.
Please send your complain to DTP and DC asap ,each complain should be addressed seperately.The more complaint DC have,better chance of quicker action.DC has promised one-to-one builder meeting if complaint against particular builder(SRS) is more.

Thanks to Manish for keeping points for SRS with DC. Few days ago I came to know that few people from SRS who have already taken possession have complaint that Manish and other guys have not helped him/them. I think now they should not have complaint (Ref point 3 as mentioned above). Befre this meeting when we met HUDA administrator for the development of Naherpar, we had expectation that at least people who were already shifted, will must attend the meeting to share their concern. At that time we had little disappointment. I would like to say again thanks to Manish and other guy for their dedication. We need to come together for a bright future of Naherpar. I request you all to please write your individual complain to DTP and copy to DC.

Hi Guys,

I think due to pathetic laws and corrupt burecacy we mid-segment families are getting crushed each day. Each day we have to starve with difficult situations due to builders, officials, Private Jobs, or increasing loan rates, paying heavy interests, unnecessary delays.

I have a flat in C-6 tower, and I went to the SRS Residency recently I was surprised to see what was promised and what is happening. If you are making delay in payment they are charging heavy interest rates between 18 to 24 percent.

I still dont see that I can get possession of My flat in C-6 tower in next 2 years.

Along with paying EMIs and Rent its becoming almost difficult to manage the budget. I took the loan at approx 8.7% interest rate and now it has become 10.5% and even there is no hope of getting the possession.

For me its like no option left what to do.

I think like me there are other folks who will be having same situation or who may have suffered the same situation.

I can say atleast this is good with those few folks who have got allotment...and we must do something to stop these kind of MAL PRACTICES.

SRS has started construction of school in front of C6 Tower in place of Green Area for which PLC has been charged, and above all, not even ready to refund PLC. Great Builder.
Nursing home is also under plan and but where it will come, no idea.
Shoping complex is shifted to some other green area as D Tower is comming at orginal Shooping Complex location.
So School, Nurisng Home and Shoping complex will be on green area. Thanks to Builder as childern will not have enough playing area and they will spend time on studies. As per builder, School, nursing home are beneift of Flat owners, so no one should not have any objection for it.
My suggestion to builder, also provide, Bank ,Police station, multi specailty hopsital and even cremation ground in premises that will helpfull to flat owners and make sure no space for play area so that all children from SRS will be topper. What a caring builder.

D Tower will take atleast 3 year to complete. It means whole project will take atleast 3 years to get complete. As per Builder, registry will start only after the completion of project. It mean no registry for flat for atleast next 3 years and regsitry charges & EDC will be at escalated circle price. No money with you, it means no chance, children will get spoil.

All 3 Lifts are not insatalled and Builder has started charging maintenace charge. How the Builder can take maintenance charge without completion of Tower. I think SRS is Rajnikant, who can do much above your Imganiation.



SRS is a builder or something else.

Hi Jayant,

How are we doing in terms of funds. Do we have substantial funds to hire the best solicitors' to represent our case against HUDA, Buliders' and related Govt. bodies in the court of Law?

We have already brought to the notice of District Administrators the fraud that is going on which is evident.

I can assure that soon a time will come when we will have to proceed legally.

Hope most of the members must have contributed and will contribute for this common right. I hope if we move towards the right directions we will be able to make Faridabad among the best cities with all amenities' a modern literate socity should have.

If my any information is wrong regaridng SRS residency , builder is most invited to give clarifcation on the issue of School, Nursing Home and Shopping coplex.

Dear Vishal:-You are right,Supreme court sayd the browchure given to buyer as time of agreement is extension of builder-buyer contract,but SRS is changing deviating lot from its approved plan...SRS people needs to wake up and verify.

Please donwload SRS Template,fill your Flat details wherever necessary and send it to me by Monday 7 pm as per DTP/DC instructions.

Complaint Submission to DC against SRS Real Estate Ltd

As you all are aware, During our meeting with DC on 20th May, we were requested to submit our individual complaints in the DC office, DTP Sanjeev Maan has requested that all these individual complaints should come on GFWA letterhead and they would keepGFWA in loop in any action taken in this regard
