ERA Redwood Possession

Dear All,

Few people have started receiving possession letters of ERA Redwood 2BHK. Those who have received can please share the highlights/ key points? It is learnt that ERA has increased the Area of 2BHK by 50-sq/ft ( from 1150 to 1200).

Pls share the letter/key points whose who have received.

How can ERA charge maintenance @ 2.6 when other like SRS are charging @ 1.4 that too in advance for one year. In no way this is justified. What all facilities they are committing. We must protest to pay this demand becuase as this will be extra burden on the pocket of residents and that too every month.

This is under construction project where 2-3 towers will be offered for possession with no common facilities except one odd guard at entrance of every tower. This is broad day robbery by ERA. Guys protest this with relevant documents and maint charges of SRS or other GH in the vicinity

The builder is openly and in written statement violating the supreme court order by selling open parking @75000/- which is nothing but a common area, and even if the buyer pays the amount today and in future some other resident goes to court that this is common area and it cannot be claimed by anyone as his own , than what happens to this Rs 75000/-.

Yesterday I went to the site and met ERA person Mr Dheeraj. As per him ERA is in process for finishing G,H and I tower along with basic infra along with park ,club etc . Thereafter E and F will be offered for possession. Rest towers will be offered later this year or early next year. They have also jacked up prices to Rs 4000/sq-ft in fresh booking. Area on 3BHK is 1545 now.

There was positive movement in road front as from BPTP bridge you car can directly reach ERA Redwood with minimal travelling on Tigaon road. This was through master road infront of Vipul and commercial sector 79. There is a kaccha rasta to cross one farmhouse intercepting the road currently.

Rs 2.60/sft is too much...shudn't be accepted

What was original area for 3 BHK.

From Vipul to Redwood road is good but most important bottleneck is not addressed. Master roads will have storm water drains which will prevent the entry from this katccha rasta moreover we can't use this kaccha road during monsoon or rains doe to slush.

Original area was 1470 and now it is 1545. Also the kaccha rasta is only mangeable right now. May be after sometime this itself becomes a part of master road. This is hardly 50 mtrs interupption.

Kutcha rasta next to the house under litigation is hardly 15 meters but we will definitely need some tar or else its difficult to negotiate with most cars. I hope there will be some viable alternate road (two lanes will do) bye passing this house.

Era group has started cheating to its customers.How can they charge maintainance charge without completion of basic amnities.Moreover in the letter they didn't written anything regarding penalty for delayed possession.
The amount of maintanance charge i.e 2.60 per square feet is extremely on higher side.

Protest is required because builder is encroaching our rights.Its better we can plan a meeting to chalk out the startegy as early as possible.They have already charged a hefty sum in the name of enhanced EDC charges.

We are having lots of option including consumer court and all.We must fight for our plight.

The builder has completely forgotten to mention about DELAYED PENALTY. He things that by giving mobile numbers to Propety brokers he might have forced all long time allotees to sell there flats and thereby he has escaped the responsibilty. All should remind him, but i think that only court order will force him to do so.
