In above received reply, the highlighted lines are creating confusion that how one could submit the signed maintenance agreement and document in advance before registry. GFWA community experts are requested to guide me on this point. If require, " Annexure A & b" received from BPTP could also be posted here. Regards...Arun Kaushik


Docs as per Annexure-A are normally required but as per Annexure-B "Indemnity-cum-undertaking" which is unusual a declaration from Plot Owner on Rs.100/- stamp paper duly notarized that plot owner would not raise any issue with regards to measurement, size, location, services of plot and physical possession has been taken even without actually taken. After depositing Indemnity-cum-undertaking, plot owner can not raise any issue what soever related to services/monetary against the developer. Till date we have not deposited the same and BPTP Ltd. is deliberately delaying sale deed execution of our plot despite complete payment including stamp duty and maintenance charges have been paid.

So the morale of the story is there is no guarantee that even after depositing such undertaking, registry/physical possession would happen. we have asked M/s BPTP to provide us approved layout plan of our plot, occupation certificate (OC) for our plot from competent authority. In the absence of these documents, it will be assumed that M/s BPTP Ltd. does not have necessary approvals for offering possession of our plots.

Dear All,

Did any one of you are planning to build your home on plot in sector 75-89 Fbd. Once registry of plot is done, what are the necessary approvals required to build the house???

Can anybody please explain.

Hi All,

Today, I got the details of interest from Audit for our unit Unit No.X7-xx, Parklands, Parklands, Sector 76
Faridabad. When I inquired about the schedule of Registry and necessary approval from Govt then I got following response :

We would also like to inform you that process of registry has already been initiated for your captioned plot and your file is in the stage of final audits.

In case any observations are captured the same shall be informed to you via letter/post/email. After the compliance of the audit observations, we shall provide you the schedule of registry of the captioned plot.

We are arranging for urgent audit observations. We request you to wait and shall keep you updated over the same.

We would like to update you that all the necessary approvals that entitle us to offer possession of the captioned plot are available with us.

Can anybody guide what are necessary approval from Govt that we should make sure for registry and what is take on maintenance agreement.

Is there anybody who got offer of possession OR registry done in last 2 months for the plot?
