In your view what is likely to happen - BPTP pays /settles some penalty and gets licence renewed and then gets OC?

Or it is going to be more prolonged?

BPTP is most fraud builder, in gurgaon also they have charged escalation of even 15 lacs, they always charge extra while giving possession, like super area, eedc, escalation etc. beware before investing or buying BPTP property

Hi has anyone recd offer for possession for park floors II? This is only for fitouts though!!

Please air your views. It is down right cheating to ask for all payments , plus cost escalation plus huge interest penalty etc and then give possession only for fit outs

there are many people (approx 30 + families who have moved in PF2 and about 20 in PF1)

Yes it is illegal.. and how can they ask for registration fee even before getting occupancy certificate.

I am not aware if there is an association of BPTP park floor owners... we need to send in a joint letter to begin with

Hi All,

I got a letter from BPTP stating that, they are giving physical possession of flats without having OC and they would start charging the Maintenance from 1st of Aug.

Also, i visited the site a month ago and got to know that around 72 families are residing over there, i am not sure if they have their unit registered.

Is anybody in the same pool or has further info on this?

Naveen Ji, Please explain what you mean by part OC for PF1?? Does it mean registry can be done for PF1?

Dear sir, If suppose there are 9 towers in a project, out of which 3 towers are ready for occupation, than the Licensed Builder can get OC(occupation Certificate) for these 3 Towers that are complete.And after OC is Granted by DTCP,Haryana than the Registration can be done legally and Transfer of property from the Builder to the Owner can be done Legally.& after that only Maintenance Charge can be levied to the Owner by Maintenance agency. Latter on Builder can apply & get Full OC. If everything is fine.

Here i have highlighted that the Builder BPTP has got no OC for any part of PF1, due to the illegalities done in Sector 76, Yet it is asking the Buyer that without doing Legal registry you can stay in your Flat and Pay me the Maintenance charge.

This is Typical of the Builders who are worried only about their Income and can go to any limit to Risk the Life Time savings & hope of a Home as their.

OC is Granted by DGTCP, and if the DGTCP thainks that there is a valid reason not to grant OC to a Project, than the Builder does not care, and asks the residents to stay in the Flats by doing Illegal registries or no registries and pay maintenance Charge so that Builder is Not affected.

As the time passes the residents also forget and continue with this and Latter on a Campa cola type of action comes to their notice after 25 yrs.Because Government & policies,Judgement system and society changes with Time and nobody can say that nothing can happen to me if i stay in a Flat whose OC is Not granted. I have Paid all the Taxes etc than why i should be Punished. But he Forgets that the Government has not granted OC i.e Permission to Live there at first place. Blams the Builder who is Nowhere to be seen, changes name identity etc and flourishing like always.

Thanks for detailed explanation naveen ji, PF2 sector - 76 does not have an OC . . Does PF1 sector - 77 have OC?
