Hello Friends,
I want to know few answers for the queries I have regarding the registration of my flat in Faridabad:
i) Stamp duty is calculated on the Circle rate or the rate at which we bought the property from the builder?
I have heard that for the first buyer, stamp duty will be calculated on the builder's sale price and for the second buyer of the same property (flat), stamp duty will be calculated on the circle rate of the property (flat).
ii) How to derive the total cost of the property (flat) for the stamp duty calculation?
I have heard that the stamp duty is calculated on the total BSP (basic sale price) of the flat, is it true?
Flat is in the joint name of me and my wife, so total stamp duty will be [6% of 30,00,000/- (BSP)] = 1,80,000/-
But my builder has calculated the stamp duty on the total cost as:
[BSP + EDC + EEDC + changes in the flat on my request charges]
i.e. (30,00,000 + 2,00,000 + 1,00,000 + 7,00,000) = 40,00,000/-
Can you please help me in calculating the stamp duty on the flat price as mentioned above?
