RTI Reply for all builders in Greater Faridabad

GFWA has really united all future residents in Greater Faridabad even before getting possession. This is reflected in RTI applications GFWA members are asking in which we are asking information for all builders - NOT related to my builder or my society.

Our RTI Activist GFWA core member Mr. Rahul Goel filed RTI application for getting layout plans,licences, names and contact details of all builders operating in this region, commencement certificates etc.

He received a good reply from DTP, Faridabad in which he has shared information regarding the same and also told Mr. Rahul to collect all documents from his office.

Please find attached RTI application and reply.

I once again urge all future residents to become members of GFWA.

I dont find the mention of the following companies in the RTP reply. Wonder who has issues licenses to these since they already have projects in the Neharpar area. Is there any other authority to issue license?

All/Anuj,

Some I know

BPTP operates under name Countrywide Promoters Ltd. in Neharpar (listed)
Ferrous probably uses licence of Triveni (listed)
KST uses licence of RPS (listed)

Others also may be operating under different name or using licence of others.

Dear Members,

we are strugling to know that whether builders get the demand letter for increased EDC from DTCP and when builders has deposited our previous EDC. As builders are not responding at all on these points, why are we not taking the help of RTI route.

Hello Mr. Puneet

We had raised 1 RTI in early 2010 for getting EDC deposits details. We got RTI reply but that list was incomplete and had half of builders missing. Yet, it showed a collection of Rs 340 crores. Same is available here:

After that, different set of RTIs are raised by many forum members including myself for getting EDC deposits by various builders in Greater Faridabad/Neharpaar Area. But, there is something seriously wrong in Chandigarh. They don't answer our RTIs. Even after appeals, there is no answer.

Regarding getting demand letter for increased EDC, we are in process of filing RTI application.

Puneet, why not you also file RTI application?

It seems that perhaps I am the only member in the GFWA from the Shiv Sai Infrastructure - Sai Park 1 Appartments - Sector 87, project in Greater Faridabad. This project, which is also now delayed - is due for possession in May 2012, as per the promise of the builder. Shiv Sai Infrastructure has provided the following information indicating the method by which, the enhanced EDC rate of Rs 100/sq. ft. - being charged to the buyer - was arrived at:

Total land area of the Sai Park 1 Appt. project: 2.9 acres
Total area available for development as per rules : 76,230 sq. ft. / acre
Total demand of enhanced EDC from HUDA: Rs 2.41 crores

Hence enhanced EDC (per sq. ft.) = Total demand of enhanced EDC / Total area developed
i.e. 2.41crores / 2.9 X 76,230 = Rs 109

Shiv Sai is charging Rs 100 / sq. ft. to the flat owners as enhanced EDC.

The extended last date for payment of enhanced EDC is Sept 25. In case we do not pay by then, interest @ 18% on the outstanding amount from the original cut-off date i.e Aug 10 will be imposed.

On my pointing out the writ petition issue, I was told that the direction of the judge is only verbal and no written document is there and hence HUDA will not entertain this argument. Ofcourse, in case GFWA wins the petition then the matter obviously will close. The builder is reportedly putting this money under a separate enhanced EDC account and in case HUDA looses the petition, according to Shiv Sai - it will promptly refund this amount to the flat buyers.
