Greetings

Logically, the Appartment customers have suffered the most in terms of almost nil appreciation and denial of possession despite 4-6 years of investment. Also they suffered earlier due to irrational Super Area increases by BPTP. On the other hand the plot customer never expected the devious intentions and not reacted due to false security of appreciation.

Reactions from plot owners are but natural as even those who got possession letters a couple of years earlier, also are getting irrational and unexpected demands.

I had a brief discussion with a valued fellow member invested in apartments, to take cue from their activity, about various suggestions coming from Parkland (Plot) customers.

Our fellow members (apartment seekers) have tried everything which is being proposed and are possibly looking for legal option now..

If complaining is a good method, lets do it straight away to DC, HUDA, DTCP, The CM office, Financial Commissioner, Ministry of Housing and Poverty Alleviation, Lokayukt, Ministry of Consumer Affairs, Department of Administrative Reforms & Public Grievances, Union Urban Ministry, Central Vigilance Commissioner, Economic Offences wing etc etc . Apartment seekers have possibly taken most of these measures, over the last one year, with assurances but no Material respite on all/any issues (Edc/Interest/Super Area/Charges etc). These measures though important, and will form proof if things get aggravated, should be done on priority, but without expecting any positive response AT ALL.

If FIR is suggested, need to pursue without any further ado in consultation with a legal expert.

Seeking advice on Legal, CCI route and complaint to SEBI (in light of approval for IPO by BPTP) should be looked into if the valued members so decide..

hi all
so far i have been putting my thoughts on the another sub forum I.e.parkland plots.it can beseen as myp ostings on 25th and 1st.
bptp has sent another letter (by there maintenance wing)where in they have demanded
ADMINISTRATIVE CHARGES---15636/==

THIS IS 200% OF THE ANNUAL MAINTENANCE CHARGES and as usual they have not mentioned any details.
so friends if we do not act now they will go on SUCKING OUR BLOOD EVENFTER THE REGISTRY through there maintenance wing.
i feel time has come when after getting information through RTI WE LODGE A CRIMINL CASE OF CHEATING & FRAUD AGAINST SHRI KABUL CHAWLA BY NAME.

in continuation of my posting above ,i will like to inform that i have replied the letter of bptp regarding edc &stp,which was recieved by me recently.the plot owners who has taken the possession or have paid the total sale consideration and obtained the no dues/no objection letter fro bptp can send me there mail adress through SMS to get a copy of that,for sending a similer letter to bptp.

Hi All,

I do not understand what we will be able to do, if we continue to run after government servants who are not interested in listening to us. Probably we are more interested in wriggling up to them , pleading with them, being ignored or at best getting a useless assurance from them and then going back relaxed that they will do their jobs and we have done our jobs.

That does not happen. Not at least in an under developed country such as India.

The more time we loose in this discussion, we are loosing money. I have shelled Rs.4.5 lakh extra, others will do too. The other option is to come together, put money on the table (5k - 10K) and get the best in class lawyer who will listen to us, and will get something done in this BPTP/ HUDA @#$%@# case - or get kicked out for another hopeful lawyer. If we are even close to 500 people here, believe me we can shake things up.

DO I have an audience here?

I know that there is some database of all the investors of BPTP available in a CD, which is often used by all the property agents to contact the investors for their marketing.

It would be good if we could get hold of this CD and send a circular mail to all the investors.

Many of the investors are still unaware of all the new demands of BPTP.

@Plot owners who received the demand recently which also offers the Connviniance Deed: Have you checked whether this demand also consists of the Stamp duty charges ?

I am customer of bptp elite floors in parkland 180 sq yard flats
We are in trap of bptp now ... and have to pay what they will ask for No other option .........all credit goes to government who is not having any rules and regulations........ Because of it we are now in total trap ............... Govt should have rules like when a builder is promising a flat with some amount in the initial booking they should stick to the charges and the time of possession should not be altered and builders should in any time can not increase its build up area it should be decided in the beginning of the construction or before the booking amount ........ Now I believe that any thing is possible in INDIA any one can make its own rule if you have money and power........ SAD !!!!!!!! BUT IT is TRUE !!!!!!!!!!!!! WE are in developing country which is not having any for seen future to become a super power ........
People like anna are True fighter !!!!!!!!!!!!!
I invested to have my home and when we started invested it was costing 16 lacs but it is now going to cross 28 lacs !!!!!!!!!!!!!!!!! Depressed !!!!!!!!!!!!!

As we are seeing the plot owners of BPTP Parkland are receiving demaned letters for enhanced EDC/IDC, whether any floor owner of Park Elite Floor has also received similar letter from BPTP. If so, then what is the amount, etc. Is there any planning of the Builder to raise a demand of enhanced EDC/IDC to the floor owners also.

KLJ PLATINUM FLOORS. ALREADY RECD. ENHANCED EDC/IDC DEMAND INTENT LETTER @ R 360.00 PER SFT FROM OLD R 170.00 PER SFT. MOREOVER, THE SUPER BUILT AREA NOW STANDS FROM 829 TO 896 SFT. SO A TOTAL EXTRA OUT GO OF APPROX. R 3.50 LAKHS. HAPPY SAILING IN THE SAME BOAT-BROTHERS. :devil2: :flag:

This a common practice of builders not of BPTP only but all of them.

First, they advertise and engage dealers and collect money from public without having licence/land or only land by taking the 5% to 15% against so called provisional registration.

Secondly, Then they get the licence/land and collect almost 70% to 95% of the amount stating that construction/development of flat/land is going on whereas on ground when they collect 95% practically development/construction is only 50% or 10% plus/minus

Thirdly, When the buyer is exhasuted they enter into agreement to sell for which buyer has no option to read/or amend and suggest his own clause as it will be totally one sided. This buyer seller agreement contains clauses such as EDC/IDC/STP and all other charges will be extra, while at the same time they and dealer will keep on telling that this is mere an formality and the price is what we have told you verbally.

Fourthly when each of the buyer/flat buyer is totally traped and is anxisously looking for posession which is generally 2 to 3 years late than the promised date, they raise such demands which actually accounts for 10% to 50% of the actual price.

Fifthly they themselves delay the possession and then they say additional charges will be charged.

Buyer having no redressal have no option but to pay otherwise heavy interest is charged.

but see it from the point of builder suppose they are having 1000 customers and they charge Rs.5,00,000/- extra from each. They will earn Rs.1000X500000/-= 50,00,00,000/- Rs. 50 Crore Now remember this actually the money of flat buyer/plot buyer.

HERE COMES THE LAW OF PROBABILITY OR POSSIBILITY. Supppose 10% people go to the Court (Which actually is a very high figure meaning that 100 buyers will go to the Court, meaning thereby that out of 50000 flat buyers from Greater Faridabad 5000 people goes to the Court actually impossible)
what they will lose, if every person who goes to court succeeds, only Rs.5 Cr.
Rs. 45 Cr. is the profit. now multiply it with 5000 as there are 50000 flats, meaning thereby that 5000*45 Cr.=2250 Cr. of profit. Imagin the figure, with so much money at stake, what cannot be bought.

That is the actually the whole game plan.

Nice post by Mr Aggarwal.

Except very few who does sales flat with the condition of 'No Escalation of cost' or 'Price inclusive all', all the other builders do charge something extra. Several cases, total cost of flat is becoming nearly double than actual BSP. Few months back, I was checking with few underwriters who works with several builders like BPTP, Unitech, Omaxe, Imperia, etc. There was few projects they mentioned where the total cost will be around (BSP + 15% of BSP). In case of BPTP project it will be double than their initial BSP!
